Site & Soil Permit Filed At Baccarat Hotel & Residences Site

The new permit filing this morning is for site and soil improvements, with an estimated construction cost of $1.5 million.

John Moriarty and Associates is listed as the contractor, while Related Group is listed as the owner.

There are multiple other permits for the site already being processed by Miami’s Building Department.

One construction permit is for a 506-unit, 47-story multi-family tower. There was also a request for a phased foundation permit for that tower, but that was denied on July 26.

Separately, there is another construction permit in review for a 352-unit, 73-story tower.

Site And Soil Permits Filed For One Brickell Tower II At 77 SE 5th Street In Miami

One Brickell Tower II also has pending vertical construction permits, filed back in December 2020. The scope of work is estimated to cost $86,002,353 with John Moriarty and Associates listed as the general contractor. Phased foundation permits had been applied for in March 2021 and approved in June of this year, but they were revoked by the Department of Buildings late last month.

One Brickell Tower II is expected to yield 720,101 square feet of space, according to the pending permits. Other towers planned for the One Brickell site include the highly awaited 75-story Baccarat Hotel & Residences and One Brickell Tower III, which were submitted to the FAA to rise 848-feet and 897-feet. The Baccarat tower has pending construction permits under review by a private provider, planned to yield 806,326 square feet of space including 352 condominium units and a 10,000-square-foot restaurant. Costs are project to reach around $241 million. One Brickell Tower III would replace an existing 13-story commercial building at 444 Brickell Avenue, but demolition permits have not been filed to raze the structure.

Fall is approaching so this will likely see some more activity. I think they still need a demo permit for some of the work on the site.

Yes the archeological dig continues. Supposedly 150 archeologists working daily on site. Miami is built on the remains of an ancient Tequesta town/village. Its pretty hard to dig near the mouth of the Miami River without hitting stuff:

Construction Permit Approved For Tower 2 At One Brickell

Yea, and now that it's adding height it will be the undisputed 3rd place. Right now, despite being a strong candidate quantity-wise, it's not so much height-wise.

Considering Chicago doesn't really build anything anymore (at least not right now) it probably has a chance although it's still pretty far off, halfway even. Unless Chicago has another boom which I pray happens.

Related Lands $164M Construction Loan For Brickell Rental Near Baccarat

The loan from Truist Bank will go toward building a 44-story high-rise with 506 apartments called 444 Brickell Tower II, said a spokesperson for Related. Construction is expected to start this month.

Back in 2013, Related paid $104 million for the 3.9-acre site at 444 Brickell Avenue, a prime spot in the Magic City’s financial district, facing the Miami River just south of Downtown Miami.

The rental building is one-third of a mixed-use project, which is set to include an 82-story hotel and residence building, per initial filings, and the highly anticipated — and controversial — 75-story Baccarat-branded luxury condominium tower.

Miami building regulations require developers to check sites along the Miami River and Biscayne Bay for prehistoric remains and artifacts for areas before breaking ground.

On the portion of the site where the skyscraper was set to rise, archaeologists uncovered human remains in 2021, including cranium pieces. They also found and post holes, possibly of a prehistoric structure. Both are likely from the Tequesta civilization that existed more than 2,000 years ago.

The Baccarat development is still moving ahead. Related is now in talks to secure construction financing for the project and a deal is imminent, said the Related spokesperson.

“The development team has collaborated with all relevant government agencies in the recovery and preservation of all archaeological finds according to current laws and practices,” according to a statement from Related.

When a simple archeological dig (which has to happen at most Downtown Miami sites) stretched for over a year, you know they were on to something. Could throw a wrench into the whole project
