La Pasadita...many a late night greesy burrito there. This intersection probably has the most room for drastic change than any other right now. This wave had a lot go up around here but the next wave is what i think will define it. Hopefully redevelopment of the grocery and other big box. Easy others like the used car dealership and Popeyes, evil olive and i would save the City sports facade but redo that entire side almost.

I went to the community meetings for the 1611 west division project in 2010 (the first TOD under the expanded ordinance) and there were only 2 other people there. How things have changed...

Because the owner doesn't want to sell? Garden Gourmet is not owned by the same family that owns La Pasadita and La Costa.

It's actually a nice little bodega. Certainly a nice amenity for all the new TOD residents to have.

garden gourmet is included, since it's 1130 north ashland. all the included parcels I think are owned by the same family.

the photos are misleading in a way, the not included building is the black one one the corner at 1128 north ashland.

last I recall 1128 was a live/work property that was owner occupied. Grip Design I think is the company.

I used to live right around here for many years

Ah got it, makes sense if the corner building is owner-occupied home.

The Garden Gourmet is a nice terra cotta building in good condition, shame to lose it.

I don't envy the developer that pitches a project here, getting the support of East Village Association and Ald LaSpata.

Being able to see the reflection in the tower is a nice touch. That does look cool.
