Hopefully it's something nice! Now, to redevelop the northeast and northwest corners of the intersection....

Not sure how this is going to affect the stadium complex but it turns out Philadelphia has a football team.

Love the Port Richmond and Frankford Ave buildings.

The Wood Street building is very unfortunate looking. Cladding in all brick would make it so much better, why does it have to be so cheap

I was taking a look at permits recently issued when I came across this interesting one at Germantown Ave and Rittenhouse Street:

5900 GERMANTOWN AVE
Parcel C, Philadelphia, PA 19144-2110

FOR THE ERECTOION OF AN ATTACHED STRUCTURE WITH ROODF DECK AND PILOTHOUSE FOR 20 DWELLING UNITS WITH 7 BICYCLE SPACES IN AN ACCESSIBLE ROUTE. SIZE AND LOCATION AS SHOWN IN THE APPLICATION.

I love to see more density being added to Germantown Ave! It seems like Germantown has had a lot of positive momentum in the last 2-3 years. Does anyone else think that the neighborhood is really set to hit its stride this decade? East Germantown has a bit higher of a hill to climb, but I think that everything below Germantown Avenue is on the precipice of a strong revitalization effort.

Some information about that Hilton that was supposed to go up behind the convention center in this Inquirer Article:

Savvy Philly property mogul has pulled off eye-popping flips. Some now want to see him in court.

Quote:
Yet another suit accuses Rahn and Pasieka of defrauding an investor group out of $1 million that they’d been given to apply toward the purchase of a parking lot on 13th Street, near Vine. Rahn had planned to partner with the investor group on a 115-room hotel there under Hilton’s Tru brand, he said.

Rahn and Pasieka are alleged in the complaint to have never purchased the lot as agreed and to have disobeyed a judge’s order to return the money.

Rahn said the hotel deal had fallen apart shortly before the coronavirus hit, which kept him from being able to pull together the financing he needed to buy out the investor group. He made a payment to the group this month that should end the dispute, he said.

I just threw up in my mouth a little bit. I know this is the outer fringe of old city, but surely they can do better than that in such a well established neighborhood. Possibly the worst proposal I've seen all year. What even is going on with the ground floor?

Agreed, awful and especially awful for Old City. Something as simple full brick cladding would improve this sooo much.

It looks like parking from the rendering?

Perhaps the design will change, is this a by-right type of thing?

The Post Brothers really do get shit done. Are they the ones who don't use union labor? I do wish they kept the building in white instead of gray/black though but it's still a huge win for this area. I wonder if they'll follow through with the rest of this project at some point: http://www.ocfrealty.com/naked-phill...uilding-poplar

Also Septa should really look into adding a station around here at 9th and Poplar or 9th and Girard. Multiple train lines go right through here but there are no stops between Jefferson and Temple.

Boom! Love to see the comeback of lower Mount Airy, and Germantown. Such a gorgeous area. Germantown has so much history and beautiful architecture. It should be one of the most desirable neighborhoods in the city, and a huge tourist attraction.

$8M redevelopment planned in South Kensington as buyer seeks 'critical mass' in neighborhood

Quote:
Asana Partners plans to redevelop 1400 N. Howard St. in Philadelphia. The real estate firm bought a vacant building that takes up an entire block.
Article behind paywall in link below. Can see the rendering though. Looks like they're rehabbing the property. Probably grocery store and maybe offices/flex space?
