Clevelander owner wants to build residential tower with Live Local Act

Montreal-based Jesta Group said it plans to redevelop the 0.93-acre site at 1020 Ocean Drive and 1001 Collins Ave., the Clevelander and the Essex House hotel, respectively, under the Live Local Act. The five-story, 60-room Clevelander was built in 1938 and is considered a centerpiece of the Art Deco district and a popular party spot. Located directly behind it, the three-story, 70-room Essex House was built in 1937.

At the time, the possibility of redeveloping them with more density appeared remote, as Miami Beach officials have worked to limit density on Ocean Drive and to preserve the historic Art Deco feel. However, there’s also been tension between city officials and bars on Ocean Drive over how late they should serve alcohol and the crowds drawn to experience nightlife in the city.

The median household income in Miami-Dade County is $74,700, so 120% of that is $89,640.

Jesta Group said it would redevelop the property utilizing the maximum height and density permitted under the Live Local Act in Miami Beach, equating to about 137 units (150 units per acre) in about 30 stories. It would designate 40% of the units as “affordable” rental housing. The other units would be condos with no price restrictions.

Honestly, a 30 story tower on the strip will look awkward and stick out like a sore thumb.
