HONOLULU, Dec. 6, 2022 /PRNewswire/ -- Ward Village®, an award-winning 60-acre master planned community located in the heart of Honolulu, broke ground today on Ulana Ward Village, the neighborhood's ninth residential development. Providing workforce housing to 697 qualified Hawaiʻi residents, Ulana Ward Village will add open green space to the neighborhood through the creation of a new public park and children's play area, enhancing the community connectivity and quality lifestyle of Ward Village.

Launched with a lottery in early 2022, Ulana Ward Village has received strong demand from the community and is 96% pre-sold as of September 30, 2022. In addition to producing near-term workforce housing, the project is forecast to generate over $100 million of shared equity proceeds that will support the Hawaii Community Development Authority's affordable housing initiatives over the next generation.

Mandarin Oriental, Honolulu site work to begin this month

This launches the first phase of construction for the development, which will have 125 Mandarin Oriental hotel rooms on 20 floors topped by by 99 residences on 17 floors.
According to the announcement, the site work is expected to be completed in the third quarter of 2023, with vertical construction to follow. The hotel and residences are on track to be finished in 2025.

Centra said Manaolana Partners and Hawaiian Dredging were ready to begin the site work in early 2020, but postponed due to the impacts of the Covid-19 pandemic.
At the peak of construction, the project is expected to create approximately 700 jobs, the announcement said.

Kuilei Place - New Condo Development In Honolulu

Current plans for Kuilei Place include 1,005 units contained in a 400-foot tower and 12-story residential building that fronts Kapiolani Boulevard, plus a 13-story parking structure. The parking structure also plans to include storage space for over 600 bicycles. The project is primarily intended for households with moderate to high-moderate incomes, a group that doesn't qualify for low-income housing but can't always afford market-priced housing.

The proposed development site of Kuilei Place is in Moiliili, a neighborhood just north of Waikiki. The project will lie between Kapiolani Boulevard to the north, Date Street to the west, and Mahiai Street to the East, with the 12-story residential building will be fronting Kapiolani Boulevard. The project intends to bring a lifestyle with a balance of work, family, and play.

What a beast. I think it's interesting how they can pop out towers like that in Asia like nothing but in the USA it's almost impossible except in extraordinary situations like in Hawaii.

Some cities like LA and Seattle could use a bunch of those. It would only take a few satellite high-rise districts along major transit lines replacing dead malls and empty retail to yield hundreds of thousands of new places for people otherwise priced out of those regions to live.

Launiu will have 486 new residences in the building, this is including 90 homes in the podium. The podium will wrap around the parking structure of the building on the Ward ave and Ala Moana blvd side of the project. There will be studio, one-, two-, and three-bedroom residences available in the building. No affordable housing units will be available in this project.

On the ground floor you can expect just over 21,000 sqft of commerical space which includes retail, and other establishments of that nature along with a dedicated 17,500 sqft restaurant space. There will be 16,000 sqft of open green space with meandering sidewalks and a lot of new landscaping providing shaded walkways.
