Terra & Apollo Propose Twin 52-Story Towers To Replace Downtown Miami Garage

Terra Group and partner Apollo Global Management have submitted a proposal to redevelop downtown Miami’s College Station Garage with two towers.

The two towers are being designed by architect Bermello Ajamil. They feature a “striking and iconic” design with vertical ribs that will “crown” both towers.

The height of the two towers will both be 52 stories, or 640 feet above ground.

The project is proposed to include:

856 residential units (managed by Common Living, a co-living company)
1,533 parking spaces
181,546 square feet of office
Residential amenity spaces
16,249 square feet of retail
The existing garage is a seven-story building with 1,439 spaces. The new development would also have seven full levels of parking – and the parking floors will be lined with residential.

The project would be built in phases, allowing the existing garage t0 remain partly open while the first phase is under construction.

Completion of the first phase is estimated for 2026, with the second phase in late 2027.

The developer are proposing a 99-year lease, with rent payments throughout that gradually increase.

A partnership between Related Group and ROVR has filed a competing bid. An MPA committee has ranked the Related/ROVR proposal first, according to the Real Deal.

The MPA’s Off Street Parking Board is scheduled to vote on the proposals at a meeting on February 2.


Related/ROVR Propose 3 Towers To Replace Downtown Miami Parking Garage

1,200 rental apartments (average units size: 722 square feet)
1,357 Miami Parking Authority parking spaces
Residential amenity spaces
Ground floor retail, with a potential fire station, urgent care, and art center
The existing garage is a seven-story building with 1,439 spaces. The new development would have eight full levels of parking.

Prefer the first proposal for aesthetics. But the second proposal is better for the city.

Good news, the Related/ROVR bid was chosen. Its the 2nd rendering in the post above. I agree MAC123, better for the city. 1200 rentals too, an urgent care and arts center!

The Related/ROVR proposal has more of an 80's Miami vibe to it, which strangely feels more 'of the moment' than the Terra Group and Apollo Global proposal. Because everythign old is new again. I like the crowns of the Terra Group and Apollo Global proposal much better, but to be honest, that's the only appealing part of that proposal to me - the body of the towers are quite ugly to me, save for the curved glass walls just above the podium.

That's a good way to put it. I didn't think about the 80's vibe but now I see it.

I agree with the crowns with the 1st bid. But yeah, it's about it. Functionality at the end rules. That's a ton of units for the area.

Construction to be in early 2023 per developers.

Draft agreement was prepped back in June and project is moving forward.

With the way rentals have been going, those 1200 units will fill up quick.

They look taller with 2 50+ fl and 1 40+ fl tower now, but they look a bit cluttered with this change. And do I see a 4th tower hiding behind another tower??

No, it looks like 2 towers with L-shaped footprints and staggered setback and volume heights over the podium. Which would make sense in minimizing the impact to the podium useable floorplates by condensing the elevator cores from 3 to 2.

MPA Approves ‘Innovative’ Mixed-Use Redevelopment Of College Station Garage

An “innovative” mixed-use redevelopment of the College Station Garage has been given approval by the Miami Parking Authority, according to a press release issued today.

Oscar Rodriguez, Principal of developer College Station Partners, LLC, said they were excited to now begin the pre-development process, with groundbreaking “in the very near future.”

Under the terms of the newly approved deal, two residential towers with 600 apartments each would be built and owned by the developer. A total of 180 of units in the entire project will be dedicated to workforce housing.

The Miami Parking Authority will own and operate a 1,355 parking-space garage that will be built at no cost to the agency.

“As a public organization, we have a shared responsibility to provide public parking for the community but also to address interconnected urban challenges, which housing is one of them,” said Alejandra “Alex” Argudin, the MPA’s Chief Executive Officer. “The workforce housing component of the project was of utmost importance to MPA to allow individuals and families the ability to live in downtown Miami, a growing urban employment center close to schools, cultural and sports venues, and various transportation modalities.”

“The key to economic expansion is to redevelop the aging urban infrastructure to attract and retain residents, entice new businesses and improve mobility on our roads. We are carving out a vision not only for today but also for the future of the city of Miami residents,” Argudin said.

The project will also have 30,000 square feet of commercial space.

Arquitectonica will be the project architect, according to the terms of the agreement.

College Station Partners, LLC, is a partnership between the principals of Related and ROVR Development, LLC.
