Renderings have been revealed for 50 Sussex Avenue, a 15-story building in Newark, New Jersey. Designed by INOA Architecture and developed by Tona Development, which won approvals to construct the project in 2021, the 150-foot-tall structure will yield 203 rental units and 2,000 square feet of commercial space. Available apartments will range from studio units up to two-bedroom floor plans.

The massing of the structure features a rounded rectangular form with an undulating glass and an exposed concrete exterior wall. This shape creates discreet voids and cantilevers that will support private outdoor terraces for the select residences. Amenity spaces will include a residential lounge, a fitness center, a flexible party room, a communal terrace, and on-site parking for 16 vehicles.

To make way for the building, the developer has demolished three low-rise commercial businesses including a small fitness center, a beauty salon, an auto body shop, and a surface level parking lot.

Today, the site is ready for excavation and foundation work to begin.

Newark Penn Station is undergoing a $190M renovation. NJ Transit wants you to weigh in

"NJ Transit is asking for the public’s input on its $190 million plan to refurbish the 86-year-old Newark Penn Station. It will hold the first of three public hearings online Tuesday, inviting travelers, area residents, businesses, and others to have their say.

The hearing will be held on Zoom from 3:30 to 4:30 p.m. Participants are being asked to register in advance.

NJ Transit is also conducting a survey on planned station improvements, with questions available in English, Spanish, and Portuguese. Participants will be entered into a drawing for a $100 gift card..."

Bayonne Planning Board approves 18-story Silk Lofts tower

Bayonne has approved two major mixed-used residential and commercial buildings to be constructed as the next part of the Silk Lofts redevelopment. The Planning Board voted unanimously to approve the application to construct the redevelopments at its August 10 meeting.

AMS Equities, LLC is the redeveloper for the site, located at 132, 140, 154, 157-163 Avenue E. The applicant was granted preliminary and major final site plan as well as a minor subdivision.

The plans envision two mixed-use residential and commercial buildings in close proximity to each other and adjacent to the original Silk Lofts building along the Avenue E corridor. The site also abuts the Hudson-Bergen Light Rail, with the 22nd Street Station in walking distance. The Avenue E corridor has seen the redevelopment of luxury lofts right by the Light Rail.

Construction Underway At 50 Sussex Avenue In Newark, New Jersey

Construction has broken ground at 50 Sussex Avenue, a forthcoming rental property in Downtown Newark, New Jersey. From developers Tona Development and KS Group, the 203-unit property will top out at 150 feet or 15 stories above ground.

Designed by INOA Architecture, a New York City-based studio led by architect Murat Mutlu, the massing of the structure features a rounded rectangular form with undulating exterior walls. Renderings from architect Blackberry Studios are the first to reveal The Legacy, a five-story residential building at 751 Vose Avenue in Orange, New Jersey. The developer of the project is former professional football player Kimble Wright who envisions the project as a means to give back to his community.

The building will comprise 51 rental units. Available floorplans will include one- and two-bedroom homes, all equipped with hardwood flooring, stainless steel appliances, quartz countertops, and in-unit washer and dryers.

Tenants will also have access to a communal lounge, a fitness center, a rooftop terrace, and on-site parking with designated spots for ZipCar vehicles.

In 2020, Lee & Associates provided a $12.5 million construction loan to facilitate completion of the building. Avison Young will serve as general contractor.

“When Kimble engaged Avison Young, he had already gone through the extensive approvals process and was ready to start building,” said director of construction management Tony Bienert. “We partnered very closely with him and his owner’s rep team, Mills Management LLC, to identify the best strategies to successfully maximize potential areas for savings in both time and costs.”

Construction is expected to last 12 months, with full completion in fall 2023.

520 Broad was sold. This 3 acre parking garage is ripe for redevelopment. Something to monitor.

Bayoh and Frazier-Porter propose a five-story “affordable housing community” on city-owned properties near the corner of Springfield Avenue, a major Newark corridor. They plan six one-bedroom apartments, 24 two-bedroom units, and 10 three-bedroom apartments.

I really wish wr could be done woth this whole staggered roofline trend. Love the density, hate the chain motel architecture. It's disturbingly easy to picture a Comfort Inn sign on this.

Developers Secure $317M To Complete The Crossings At Brick Church Station In East Orange, New Jersey

When complete, the complex will be the largest-ever development to debut in East Orange.

“Since acquiring the first site in the assemblage, our vision for this project has been to create a development that will not only provide quality fresh foods, restaurants, retail amenities, and mixed-income housing to the City of Easts Orange, but also create a transformative economic and community development project,” said Triangle Equities director of capital markets Josh Weingarten. “Upon completion, The Crossings will provide a new focal point for the City of East Orange and catalyze additional investment and economic growth in the City by ensuring that social equity goals are interwoven with the development plan.”

City Officials Approve Arc Tower At 571 Broad Street In Newark, New Jersey

The Newark Office of Planning and Zoning has approved proposals to construct a 45-story residential skyscraper at 571 Broad Street in New Jersey. Designed by INOA Architecture for developer Israel Weiss of Oceanview Capital Management, the building will debut as Arc Tower and top out at 520 feet above ground, making it Newark’s tallest structure.

The residential component will yield more than 300 rental apartments that range from studios up to three-bedroom layouts. Amenity spaces will include a coworking suite, a fully stocked gym, communal lounge areas, and more to be announced as the project moves forward.

Additional components include around 1,800 square feet of ground-floor retail space and a small public plaza in front of the building.

As the building rises, the outermost curtain wall appears to slice open and reveals the secondary glass enclosure, a design described as a “double skin.” Beyond aesthetics, this futuristic form also creates partially enclosed outdoor terraces and stacked outdoor spaces for select apartments.

Two unoccupied structures will be torn down where the development will take shape. The project team has not confirmed an anticipated completion date.

Bayonne Set to Hear 250-Unit High-Rise Application for ‘The Standard’

Bayonne has been no stranger to large redevelopment proposals in recent years and another sizable project along Avenue E could take a big step forward this week.

Bayonne’s planning board is slated to hear a new proposal that could rise at 197 Avenue E. The property, which spans about 28,000 square feet or about two thirds of an acre, is situated within Villanova Site Redevelopment Area and was previously the site of the Villanova Catering Hall.

The planning board had previously granted approvals for an 11-story development at the Avenue E site, but the new plans reach even higher. Drawn up by Hoboken-based MHS Architecture, the modern development would rise just over 132 feet and include 250 residential units.

A 682 square foot retail space would adorn the corner of Avenue E and 19th Streets under the plan, while 250 parking spaces would be featured in the cellar and inside the building’s first three floors. A bicycle room with space for 125 bikes is also included in the plans.
