Got a good look at the site yesterday, and it has been neatly brought up to grade. I'm not sure why this one had to come up and similarly stalled sites like 56 Leonard and 30 Park (99 Church St) don't have to. Alll 3 sites are somewhat identical now.

I'm not sure what's happening...

Yes, a sterile site -- that could have sculpture display, all kinds of things. What it does still have that is strange are two small security shacks on West 54th Street that were supposed to have disappeared two months ago. There seems to be small, nitpicking work done outside the actual site, work done on the roads on both 54th and 55th Streets. Since construction on the site is 2-3 years from resuming, the shacks should be gone, everything locked down.

What a pristine concrete lot. Well, at least they put in the foundations for something big, which means sooner or later something will rise here.

BTW, it was covered with snow in that shot, but it does contrast with sites like 30 Park Place that are still below street level.

"Development Site Available"

No, it's not the Boston Property's site at 250 West 55th Street that has posted a notice, but the Moinian Property next door at 237 West 54th Street. There had been a window sign offering the building for lease, but the large banner that appeared over the window this week by Marcus & Millichap says "Development Site Available," probably including the Moinian apartment building next door at 243-247 West 54th Street. It also states "Joint Venture/For Sale," if anyone wants to be in business with the Moinian Group. One problem would be air rights could be acquired for 237, but not 243-247.

NY Post report on August 3

Steve Cuozzo in his Realty Check column last Tuesday, August 3rd, reported on the still static nature of what's happening with 250 West 55th Street, and the lack of movement at the future Marriott site at the other end of West 54th Street.

He also reported that Moinian is looking for a partner to build a 400-room boutique hotel at 237 West 54th Street -- which would put it directly next to the Marriott. What's going on here? Is he trying to undercut the other hotel? And considering the financial troubles he has had of late, is any other realtor likely to want to be his partner?

It's part of Bloomberg's latest exchange taking place in New York. We'll put some classier, understated office towers on Eighth, and maybe a few porn shops on Park. Fun for everyone...

I think they had a hard enough time getting the air rights they do have for this tower. But a redesign? It could only come out worse.

I can't wrap my head around it most of the time, but I do believe it was overhauled a few years ago. BTW, now that 11 Times Square has wrapped up, this is the last of the new office towers for Midtown, and this one hasn't moved beyond the ground yet. Once office construction returns, it will return with a boom.
