Ha ha, but that hyperbole wasn't the proposition. Just anecdotes from confirmed city folk that I wouldn't have expected to suddenly become uber-suburbanites, and suburbanites who loved going into town, but not at all these days (some of which can be attributed to the more sophisticated destinations available outside the city limits these days). We can love/criticize Philadelphia and surrounding environs without being alarmist about problems OR in denial about their existence. I'd think we'd want the city to be cosmopolitan and as broadly attractive as possible.

I think it was always this design, but the renderings kind of hid the material textures and gave a more flat-color look. It looks kinda sad in reality unfortunately. Somehow it might even have looked better without brick, it's just so disjointed (or obviously all brick)

I walked by it in person a few weeks ago. Definitely would disagree that this would look better with no brick. I think the brick is prefabricated panels because it has some seams that are indicative of it being so, but without those seems it would be pretty hard to tell, the brick honestly looks decent, certainly better than most prefabricated panels I've seen.

The setback though... is so ugly it's unreal. Looks like cheap plastic. The colors seem to indicate that it's trying to blend in, but the busy design and how weird it looks just end up calling attention to it. Truly, truly hideous.

The current design is terribly disjointed, but the acceptable brick base at least means that if you're close to it, you can't see the setback and it looks fine. It definitely wouldn't be improved it you added more of that cheap plastic and metal panels.

Can't believe we couldn't get something better at this location. Powelton Village used to be one of the most beautiful neighborhoods in the city, all the student housing built in the past decade or so have really marred it.

CDR us out. Really like the project in East Kensington, 150WBerks. The rest of the projects are kinda meh especially Broad and Pine. Really an underwhelming project from Dranoff after Arthaus and looks better suited for the mid 2000s.

I also love both of the Frankford Avenue projects in Fishtown... but yeah, that Dranoff building at Broad and Pine is super disappointing and ugly. Both previous renderings for the project here were much more appealing.

Speculation Time: Subdivision Could Mean a Project at 4th & Callowhill

A Pivot at 9th & Catharine, From Townhomes to Multi-Family

We noted that Rite Aid would continue to operate during this time in their existing building, and they would then move into the new building upon its completion. Then the plans called for the demolition of the current Rite Aid building and the construction of 9 homes on Darien Street, also with underground parking and significant 4th floor setbacks.

After some significant back and forth with the community, the developers are taking some feedback from the meeting and amending their proposal to a by-right plan. The 9th Street building will remain largely intact as originally presented, though it will shrink a little and will only include 38 apartments, maintaining the Rite Aid on the first floor. Instead of homes, the developers are now looking at a second mixed-use building with 37 units. Combined, the two buildings will include a total of 28 underground parking spots, with drive-aisle access via Darien Street.

I wonder if the snippet about "more developments on North Broad to tell you about" at the end of the article has to do with the 676 North Broad, the one-story building and adjacent vacant lot at the corner of Broad and Melon. Kyle was the one who marketed and sold that lot, and I witnessed soil testing at that site a while ago. I'm hoping that we'll hear about a tower at that location, especially with all of the development happening along North Broad between City Hall and Temple! Either that, or Mural West finally starting.

Speaking of North Broad: the gas station at the corner of SE corner of Broad and Parrish was recently demolished, so let's hope that the 50-unit apartment building will be starting soon!

one would think so but some here seem to think that any good news or new development "proves" Philly is doing great and anyone saying otherwise is out of touch. In a city of 1.6 million apparently its not possible to have new construction and popular new apt buildings and horrendous crime and trash problems.
