Does anyone know what structure is going up at the corner of White Horse Pike and Woodlynne Avenue? I'm hoping it's another parking garage...another spot to shoot the skyline I hope!

AC Marriott is moving forward, a much needed nicer hotel option for Delaware County.

The Harrison welcomed its first tenant on Friday and has leased 23 of its 200 units so far. The five-story building is part of the final phase at the 218-acre mixed-use development. Spaeder declined to say how much development cost.

The building, at 400 Paddock Circle, has a pool, grilling stations, outdoor lounge space, a game room, a music room, about 300 parking spots, bicycle parking, a dog wash area and storage lockers. Spaeder describes it as “resort-style living” with concierge service. The spaces are designed to accommodate people who could own a home, but choose not to because of the ease of living in an apartment building.

The rest of Ellis Preserve’s final phase includes a five-story, 106-square-foot mass timber office building, 140-room Marriott AC Hotel, 75,000 square feet of retail mostly made up of restaurant and entertainment space and an 18,000 square foot wedding venue.

Much of the retail space, which includes a coffee shop, bagel shop, Pilates gym and sushi restaurant, is on track to open in late 2023. The wedding venue, hotel, Ruth’s Chris Steakhouse and office building are scheduled to open in 2024.

Some steel just went up on the construction site closest to West Chester Pike. Are they opening a second wedding venue. The Ballroom seems to host a lot of those. All of this seems a lot based on the land currently under construction. I look forward to having more places to take a lunch walk.

I dont have the renderings off hand, but 2 apartment projects totalling around 450-500 units are on the way in upper dublin, with another potential proposal down the street that's further off and a decently large collection of townhomes going up for a meeting on Tuesday.

Not including these? UD is really exploding but they have one of the worst road networks in the area due to topography and design (the main arterials) and it's already choked out at rush hour and they are going to need to seriously reevaluate the traffic patterns.

Its those, townhomes in maple glen go up for review today, there's 160 units across the street from the wawa, and they are debating about putting land up for sale down the street for another 160 units or so. The road network especially down there is really bad, I know they have a trail/walking path plan, it seems to be quite comprehensive, but unfortunately as of right now the area they are building up has no walkability at all

It's crazy to see how many buildings have been demolished in this area and now what is going up in their place. It's a neat area with some beautiful natural scenery and the expansion of the walking/biking trails have been a nice addition but while the flood control project helped, it has not completely alleviated flooding so those townhomes may still get flooded out depending on how they handle the build (but at the least they may not be able to access Virginia Dr. for a while during big storms). That section is very low and why the TP is up higher and Temple did a 10-year flood study years ago and their recommendation was razing that whole area and making it wetlands. The township was going to do a land swap with the effected businesses but they decided on plan B instead, which is why the large flood retarding structures were built.

Article is behind a paywall. Does it breakdown the costs? Land and building structure costs, HVAC, electrical, fit out is probably 10% of that cost. I would say the rest is the computer equipment and related accessories to run the servers and the folks to build out the inside of the data center.

This is a pretty polluted site, they’re spending quite a bit cleaning it up. Even then it might not be the best for residential or higher intensity use. Something like this with relatively few permanent employees (compared to the startup cost) makes sense given those conditions.

The asbestos artical truly is fascinating. I live not to far away and while I wish the area around the castle was preserved I don't mind the housing, just wish it was more affordable and dense. Theres some parking lots and underutilized lots around mainstreet ambler id love to see snatched up for mixed use projects too

Yeah and that is a pretty massive site too, you don't realize just how big some of these lots are until the trees are cleared.

The last I heard the "downtown" plans are more focused on Pennsylvania Ave. near the dealerships and the old Friendly's. It kind of makes sense IF you can redevelop that whole stretch but if not, there are better options (but to your point nothing being proposed/built is truly pushing that vision forward).
