Next up is the Kimpton for downtown. This $50 million hotel slated to start construction in Spring or Summer 2021 will be operated by Hostmark Hospitality and will house 170 guest rooms, inclusive of 17 suites, over 6,800 square feet of flexible meetings and events space as well as extensive food and beverage programming with a basement brewery and tap room, ground level restaurant, lobby coffee shop and retail space and activated second-story pool deck. Atop the building’s six stories will be the cherry on top – the hotel’s indoor and outdoor rooftop bar and restaurant. The hotel will offer guests high-design with a strong local narrative along with all of Kimpton’s beloved amenities and offerings including morning coffee and tea service, hosted evening social hour, pet-friendly policies, “Forgot It? We’ve Got It!” program and bicycles for local exploration.

Next up is Westgate at Wardlaw. This development located in downtown Greenville and currently under construction will consist of six high end townhomes when complete in Spring 2021. Four of the units have already sold.

Kimpton hotel update which is the one posted at the top of this page:


“This project is indeed coming back to life. Hotel rooms will be reduced from 170 to 130 but rooms are larger than before. 20-25 condos are now in the project which is why two more floors have been added.

The street level design and tenants have not changed [Coffee shop, Event space, two restaurants ] and the rooftop restaurant/garden is also still in place. The condos will face Rhett only. Hotel rooms will face Markley only.

The new design will go to DRB in May.

The developer said the hotel occupancy in Greenville for the last 30-60 days has been very encouraging.”

Next up is Merrill Gardens. This development downtown slated to start construction in a few weeks will offer 138 senior living apartments when complete. The planned six-story building will feature a little more than 16,000 square feet of common space and 69 at-grade parking spaces also. Amenities include a library, a living room, a full commercial kitchen with a community dining area, a theatre and a community salon. The layout of the community is designed to promote walkable access, in addition to providing a rooftop courtyard with views towards Fluor Field and Main Street.

Next up is the Village at Poe Mill. This redevelopment of the former mill site on the outskirts of downtown Greenville will consist of 482 apartments spread across six buildings when complete. Construction slated to start later this year.

The Kimpton Hotel in the West End district has grown to 8-9 floors. It is basically the same design, with several condominiums above the hotel rooms.

Nice! Can't ask for a better location for such a project, IMO. Also great news about the Kimpton. Greenville has so much going for it these days.

Welcome back? Ehhh...sure. Let's get started.


Announced yesterday for the gateway site downtown is a new mixed use development. Slated to include a nine story building and a 16 story building, this project will include:

A pedestrian bridge to Bon Secours Wellness Arena
Restaurant and commercial space
Creative studios
300 apartments
A 335-car parking garage
Rooftop pool

The total construction site spans 312,500 square feet, including 298,500 square feet of residential space; 6,600 square feet of commercial, and 6,700 square feet of publicly accessible amenity space, which would depend on public-private partnerships in Greenville to come to fruition. The city's Design Review Board will have to approve the plans for the developer to construct the project. The board is due to meet July 7.

Next up is the Delano. This proposed 111 foot, nine story mixed use building next to Unity Park downtown that's slated to be complete in early to mid 2024 will consists of:

-97 apartments with 25 of them reserved for affordable housing
-Second-story outdoor pool
-3,200 square feet of ground-floor commercial space
-7,470 square feet of rooftop office space
-115 parking spaces

Next up is a 11 story mixed use building proposed downtown by Grace Church and DP3 Architects. Slated to be built on a small parking lot next to and owned by the church, it will consists of office and commercial space on the first three floors with coffee shop at street level, condos on the rest of the floors, and an outdoor amenitity deck on the roof.

Just announced for the West End of downtown Greenville on a site between Rhett, Oneal, Main and Wardlaw Streets is a joint mixed use development that will consists of 248 Residential units, a 5,000 square foot restaurant on S. Main Street, 153 room Hilton family Boutique Hotel (brand TBD), 525 space parking garage (primarily underground), and a roof top pool on the Main Street portion above the restaurant. Developers are Pinnacle Partnership (hotel portion) and Gateway Ventures (residential portion). Architects are ODA and Dynamik Design. Construction slated to start in Summer 2023 with completion in Summer 2025.

The proposed Kimpton hotel downtown has been increased in height and will start construction by November. The development will feature 134 hotel rooms and suites, a second-story pool deck, and event/meeting space. In addition to hotel space, the building will be home to 56,000-square-feet of luxury residential space with 25 two-, three-, and four-bedroom condos. The hotel iself will also feature multiple food and beverage offerings, including a basement brewery and tap room, ground-level restaurants, lobby coffee shop and an indoor and outdoor rooftop bar and restaurant.

County Square/University Ridge update:

Phase 1 of the $1.1 billion redevelopment of County Square at University Ridge in downtown by the Georgetown Company in conjunction with RocaPoint Partners which consists of a new office building for Greenville County and a 1,100 space parking garage is well under construction and nearing completion. Greenville County will be moving into their new digs in February or March of next year. After that occurs, demolition of the current county office building will start followed by installation of infrastructure for future phases on the site including sewer, road, water, and electrical. It will take one to two years to complete this demolition and infrastructure work. CBRE is handling office-leasing; KDS Commercial Properties is handling multifamily residential development; Yenser Co. is handling direct retail leasing.


Completion for entire project is slated for 2026 and will consists of:

$1.1 billion total investment
5,500 jobs
$65 million County Square administrative building
40 acres of development
3.5 million square feet total
250,000 square feet of retail, dining and entertainment space
1,800 luxury rental homes
200 hotel rooms


The entire University Ridge development site will include 16 buildings. This includes:

Retail/food and beverage: 2 buildings
Retail core: 1 building
Office over retail space: 4 buildings
Office alone: 1 building
Multifamily residences over a grocery store: 1 building
Multi-family residences over retail space: 3 buildings
Multi-family alone: 1 building
Parking: 2 structures
Hotel over retail: 1


The initial offering for phase II includes 3 multi-family sites; one 8-12 story high-rise by the Reedy River and two wrapped parking garage structures. KDS and Roca Point Partners are currently interviewing companies to build these multi-family entities. The multi-family partners will be chosen and under contract by Q3 2022.

In what promises to be the most significant development in Greenville’s music scene since the Peace Center’s opening in 1990, the performing arts center has announced a $36 million renovation project that, among other things, will add two new music venues.

Dubbed A Music Project, the renovations are part of the Peace Center’s strategic plan to create an integrated, 10-venue arts and entertainment campus by or before 2030. Work is expected to begin in February 2023 and be completed by late 2024.

Plans are expected to go before the city’s design review board in October. Of the project’s budgeted $36 million cost, about $20 million will be drawn from the center’s cash reserves and income pledged for the next few years of operations. A further $10 million is expected to come from philanthropic gifts with the remainder coming from tax credits.


AMP will include the following:

The Mockingbird — This will be a listening room located in the historic Gullick and Markley buildings on South Main Street adjacent to the Gunter Theatre. Patterned after Nashville’s iconic Bluebird Cafe, the venue will feature a casual, lounge-like setting.

Coach Music Factory — The Coach Factory, which currently houses Larkin’s on the River and which announced plans in March to move to E. Broad Street near Camperdown Plaza, will be converted into a three-level, standing room live music club. Plans envision a wide variety of local and national musical genres like indie rock, hip hop, country, jam bands, Americana and others.

Artist dorms — Located directly above The Mockingbird, a three-bedroom suite will provide artists a bit of respite and privacy where they can take a break from the road before or after a gig.

The Studio — Adjacent to the artist dorms, a modern, professional recording studio will be managed by the Peace Center and provide artists access to high quality recording, mixing, editing and related audio services.

Wyche landscape design — Significant landscape improvements are planned for the outside areas surrounding the Wyche outdoor events space. The vision is to more fully integrate the space with the overall look and feel of the adjacent Falls Park.

Mayberry Village by Stanley Martin homes will be a 104 condo unit development that will be getting built along Gibbs Street betwen Westfield and Mayfield Streets downtown near Unity Park. Construction is slated to start by the end of this year.
