Hmm. Interesting they aren't using a demolition excavation. There could have it down and sorted in half a week. Are they incorporating facade elements in the lobby?

I have no clue, I'm curious to see the old advertisement that is being revealed as they dismantle the old Mirvish Warehouse though.

I really can't see One Yonge catching this tower now. They seem to be flying along, they look to be pouring floor 19 or 20 I think.

2 more office beauties rising: 160 Front Street West (TD) and CIBC Square Phase 2

I wonder how many North American cities have 2 major office towers (not mixed-use) under construction?

Not sure. The US market is huge. Large tenants are plentiful. Mexico is booming too. Their towers from what I've seen are narrower.

That image makes me hopeful for the eventual construction of the Union Centre, in that it would be a great benefit to further densifying that stretch of Front.

We've been back in the game for a while now. The concern is if we are nearing the end of it.

I think a 70 storey, 375 metre office tower with maybe some leaseable space and 500 to 1000 office condos would sell today.

According to SSP NYC has 2 U/C right now.

This one at 423m

And this one at 285m

Chicago has one and it's a BMO tower.

I'm not aware of any active American SSP editors. For this reason, development coverage is terrible on SSP. Emporis shutting down created a massive hole.

There's been like a supertall office tower completed every year for the last five years in Hudson Yards. Only one wasn't built by Toronto based Oxford Properties Group or Brookfield Asset Management. The one that wasn't, The Spiral, has strong design ties to the proposed Union Station Tower by BIG.

Another recent supertall, One Vanderbilt, is anchored by TD's investment bank.

The more 160 Front St West takes shape, the more I’m becoming a fan. Sleeper hit for me. The piping, couple recesses, lighting and slightly irregular shape win.

The real thing looks less Frumpy. That said, I haven't seen a recent photo from the Front Street side.

The frontage onto Front itself is apparently quite bad because it's just a glass wall meeting the sidewalk. I haven't seen anything recent, though.

I wonder when we're gonna get a 400m office tower. Or even another 250m+.

The number of 250m+ office towers built in North America (outside New York) over the last 30 years (since 1993) is quite small.

There are 5 of them AFAIK:

Comcast Innovation & Technology Center, Philadelphia
Salesforce Tower, San Francisco
Comcast Center, Philadelphia
Devon Energy Center, Oklahoma City (top floor at 227m with a 30m architectural element)
Salesforce Tower, Chicago (under construction)

Until AAA vacancy rates drop back down to the 3% range, I doubt if we'll see any new 250m+ office towers in Toronto.

Personally I'll settle for three new office towers 10 metres too short (1 built, 2 u/c).... over one @ 250m. We're spoiled.
