Jack & Jake's in Central City Opening Soon!

Sounds like another St. Roch/Whole Foods. Not that that's a bad thing in and of itself; just hope the people in the neighborhood can afford it.

That Jack and Jakes is really neat looking.

Comments on New CZO:

Some items of interest for people on this board. Overall, this new CZO is very progressive and much more suitable to the type of city New Orleans is and also where the world is in 2015. The emphasis on automobiles that the old one had is now gone.

- Canal Street from Claiborne to North Dorgenois height will be changed from 50' to 85'. This is much more reasonable considering it being so close to the CBD and onthe Canal Streetcar Line, not to mention this is across the street from the new hospitals. For reference, the Hotel Loren proposal from a few days back is 80' tall and 7 floors.

- car parking for most neighborhoods has drastically been reduced. This opens up possibilities for new development on property where it wasn't possible before or wasn't feasible. Also there is the ability to substitute car parking with bicycle parking... that's a great incentive to do some unique things. Also, many properties on a busy street can now use on street parking in front of the properties to count towards their parking requirements. One other positive is that loading space requirements were drastically reduced.

-gateway areas to the riverfront . The city will allow substantial height along here as well as additional height bonuses if developer does 2 of several options. Create open air access areas at street level that are open to the public. Outdoor cafes are an example. The buildings need to be certified LEED, or set aside 10 % of units as affordable. Or make a contribution to an item on the city's infrastructure list. A great way to encourage modern industrial style buildings on the waterfront.

- for people that hate what electric substations look like they now have to go to the cities design review process. They are permitted as of right but have to get design review approval. Smart move here. They are like cellphone towers.. necessary evils but we can work to make them better looking.

- flat roof features( i asked for some amendments here that were thankfully passed)- basically to make flat roofs feasible and usable (think roof top deck) the access points to the flat roof shouldn't count against the calculated height or story count of a building. So the following items are exempt from calculations of a buildings height/stories: stair bulkheads, elevator shafts, elevator mechanical rooms, elevators, elevator lobbies, solar power, cell phone equipment, hvac, aquaponic gardens, water features, guardrails and bathroom facilities. This will encourage much more usage of rooftops now that they will be actually usable and that usability wont come at the expense of a fully develop-able floor.
Only restriction is that all of these structures cant cover more than 20% of the surface area of the roof and need to be set back 5 feet from edge of roof.

- also another requirement or limit that some will find interesting is that the new CZO prevents building surface parking lots that have more than 150% of required parking except for in areas like no east , clairborne, and gen de gaulle, and certain spots on carrollton.

The project will have ground level retail with apartments above. Penthouse condos were added to the top as well.

Looks like they are planing for a grocery on the ground floor and large rooftop pool and deck above the garage.

I really love how much development is progressing on Canal near the hospitals. It's really going to help flesh out Canal and hopefully encourage new and major retailers to move in. The Waffle House plans are a vast improvement over the original site plan, and I really don't mind it as a franchise as long as they can keep an urban feel, and they've done that with bike parking, outdoor seating, and being directly adjacent to Canal.

The CZO changes are VERY smart. Do you know when we might finally get a final vote on it?

The Vote Happened Thursday and it passed unanimously. . So once the Mayor signs it this week it has 90 days before it becomes law. So day after Labor Day seems likely.

The Trade District

So there's an official proposal for a development upriver of the convention center! Lots of idealistic renderings, but some very cool ideas in there. MGM Grand Hotel, residences, retail, restaurants, and a huge suspended pedestrian walkway over the shore of the river. I can only assume that last part was because the city didn't get its hoped-for tricentennial monument at the WTC, but it could really be a cool attraction if it's done right.

Proposed by the Hughes Corporation (same people who did the new Riverwalk outlets), Darryl Berger, and Joe Yaeger. If I'm not mistaken, this was the group who proposed the Conrad Hotel for the WTC, right?

Yes that is the same group as the Conrad Hotel Proposal. Also its worth mentioning that Joe Jaeger(who is part of that group ) is about to take control of the Market Street Power Station. That Includes a lot of property abutting this area

As well as the old Plaza Tower on Loyola Ave, which, if you notice in the background of the rendering, is all renovated and lit up.

It's great to see the Jung moving forward so quickly. That's going to be a huge boost to the area. Hopefully they can move quickly with old Charity and attract some major new developments. The state has sold off just about everything else, why should they hold on to that?

The Convention Center proposal looks about as good as anything we could hope for. I especially like the amphitheater (reminds me of Chicago's Millennium park) and the elevated walkways (reminds me of the Highline in Manhattan). It would be great to see a new hotel like that - we haven't seen anything that tall built since the 80's. Plus extending the streetcar through the development would be nice, even if that don't build it on Convention Center Blvd.

Charity Hospital RFQ went out a few months ago so we should be hearing something about it soon.

As for convention center development. I agree that its quite attractive and while most of the buildings are just placeholders for a future design the overall scale is great. A streetcar(even something more modern than our normal streetcar) I think could really work here. I do wonder how they plan to negotiate with Tulane though for the waterfront property. We know Tulane is building some water research facility right now. With Jaeger owning or about to own the Power Plant they certainly have a leg up in negotiations. If anything they would just make it much easier to create a seemless experience from WTC/ Harrahs all the way to Jackson Avenue.

Well, looks like the City/Entergy/Convention Center are dropping the ball on this one. The fact that they're making these dramatic changes to the street and not even attempting to bury or move the power lines is very, very disheartening.

I hope they can salvage all of those nice palm trees that are currently in the median on Convention Center Blvd. Would be a shame if they do not relocate those somewhere.

They usually do salvage those kind sof things especiallt palm trees because they are so easy to move. How expensive would it be to bury power lines like that?

The issue to me is the surface parking. I dont understand why there is so much. Utilize the rooftops to me and increase the density of stores.
