It's fine if you set the "ground floor" units a half-story above the street, over a raised slab or basement. But that still counts as "ground floor residential" under the zoning code. Or, you can step back the ground floor and create a buffer zone of private terraces.

Not a groundbreaking design but should be good for the surrounding area. Only 14 parking spaces!

^ Much better than what's there today, which is a makeshift surface parking area. That lot hasn't had a building on it for at least 15 years. I count 9 floors on this too - depending on the height, we could even be technically looking at a small high rise.

130 units - 14 parking spaces is true TOD, not the 200 units - 150 parking spaces TOD I be seeing in other parts of the city. This is good infill.

Talking about this area, what happened to the Cabrini redevelopment plan? Wasn't a bunch of highrises planned?

it's moving along at the speed of government. maybe will be completed by 2050?

As you predicted, it's a small highrise. 125 ft despite being 9 stories.

^ They also got LIHTC funding a few months ago under the name Thrive Englewood

So is "Englewood Connect" happening at all via those plans or is it now "evolved" fully into this Thrive Englewood?

The Englewood RFP had two sites: package B1/B2 and package C. Englewood Connect had to compete for package B1/B2. Thrive Englewood however was the only applicant for package C: https://www.chicago.gov/content/dam/...lewood_web.pdf

Zoning application for special use for a cannabis dispensary was filed on April 15 for 612 N Wells.

This is the spot of a previously proposed development

So it does not look like it will be developed any time soon assuming a dispensary moves there.

Also there is a cannabis dispensary right around the corner on Ohio. I thought they had to be a certain distance from each other unless that one is closing/moving.
