Plans Filed For 472-Unit Development in Middle of Howard Campus

"The development that Howard University has planned for two acres between Georgia Avenue and 8th Street NW between V and W Streets continues to move forward.

The Bond Partnership, consisting of the Menkiti Group, Fivesquares Development, and EDENS, has filed its plans with DC's Historic Preservation Office to transform the Bond Bread Factory and Washington Railway & Electric Company (WRECO) buildings (map) into a 600,000 square-foot mixed-use destination. The development will include 472 residential units, 180 hotel rooms, 50,000 square feet of largely street-facing retail and a nearly 20,000 square-foot public plaza..."

Love that they're incorporating the original buildings lining Georgia Ave into this development rather than bulldozing everything and start from scratch. This looks like an excellent redevelopment!

Indeed, it is a very nice development. It reminds me of the O Street Market mixed-use development in Shaw.

Eastbanc and Jamestown have filed a planned unit development (PUD) with DC's Zoning Commission for a development with a variety of different property types surrounding the U Street Metro at 13th and U Street NW."

"The second phase of a two building apartment project that has been in the works for years in Southwest DC is moving forward with a number of changes.

A modification of consequence was recently filed for a planned-unit development (PUD) at 300 K Street SW. The new apartment building in the PUD, from the Bernstein Companies and designed by Maurice Walters Architects, is the second part of a two-building project -- a 187-unit apartment development at 301 M Street SW delivered a couple years ago..."

This would be great news. With all of the development at Buzzard Point, the Capitol Riverfront/Navy Yard nearly built out at this point, and the bridge district east of the river, it is not surprising to see developers interested in Joint Base Bolling.

“ Today I heard from a trustworthy source that JBAB is negotiating a 100 year lease for nearly 1/3rd of its land with one the Wharf's developers.

It will be for the northern part of JBAB near the new Frederick Douglass bridge. A deal sounds imminent.”

550 Units or Residential/Hotel Combo: The Two Visions For a Mt. Vernon Triangle Parking Lot

"There are big plans on the boards for one of the last developable lots in DC's Mount Vernon Triangle neighborhood.

ANC 6E commissioner Rachelle Nigro recently shared new development plans for the parking lot at 1001 6th Street NW (map). There are two visions that Steuart Investment Company and BXP have in mind for the lot:

*An approximately 130-foot tall project with upwards of 550 residential units.
*A similarly sized development with 465 apartments and a hotel portion with 270 rooms.

Previously proposed plans for the site were for a 525,000 square-foot trophy office building in partnership with Boston Properties..."

I think so. 300 K Street is finally under construction.

What are the plans for the old apartment building on the northwest corner of 4th & K? It's had fencing around parts of it for quite some time. Are they going to tear it down and redevelop?

There are still a few parking lots in MVT in addition to the full block at 5th and K: a small lot at 6th and NY Ave immediately north of the new AC Marriott Hotel; the large District owned lot at 5th and Eye Street, where an SLS Hotel was planned but fell through; and the elevated lot at 2nd and H St, adjacent to the Cantata development, the AIPAC building, and the I-395 vent.

Also, the NE corner of the intersection at 3rd and Eye St is separate from 300 K and is not (yet) under development. Quadrangle was marketing the existing building and lot for sale; currently it is being used by the construction team for the Cantata. Not sure if it sold or if there is a firm plan for it.

As for the building on the NW corner of 4th and K, that is Museum Square One. It is subsidized housing that generated some news a few years back when the owner indicated it did not plan to renew its Section 8 contract. It is partially fenced off, but not sure why. Increasingly, it does seem vacant or close to it. It also has a parking lot that is empty most of the time.

Very glad to see 5th and K seemingly move forward. Rumor of the last few years was that it was planned as the terminus for the DC-Baltimore maglev project that is almost surely never going to happen.

"Lowe Enterprises has big plans in the works for what was the first phase of The Portals development in Southwest DC.

The developer plans to convert the 8-story office building at 1250 Maryland Avenue SW into a 446-unit residential project. The plans for the adaptive re-use of the office building are going before the Commission of Fine Arts this week and will also need approval from DC's Board of Zoning Adjustment (BZA). Representatives at Lowe Enterprises declined to comment on the development to UrbanTurf..."

"There have been a number of development plans for the Exxon gas station site on the western edge of Georgetown over the last decade, and now a new one can be added to that list.

Altus Realty has submitted plans to DC's Historic Preservation Office (HPO) for construction of a new building that would house 50-60 graduate students at 3601 M Street NW. The design of the project, from PGN Architects, is in line with previous concepts for the site.

The road for the plans at this M Street site has been a long and winding one..."
