Berkeley has so much activity for it's size. I would have moved there in a heartbeat had the commute to Fremont not been so terrible.

The project, filed by Riaz Capital, is now expecting to create 69 apartments directly across from the UC Berkeley Campus.

The seven-story building will yield around 72,590 square feet, with 6,500 square feet of retail at ground-level. Previous plans filed in September 2022 as part of the Senate Bill 330 application included 127 apartments with unit sizes ranging from studios to three-bedrooms. Both plans include replacement housing for the existing 12 units at 2310 Ellsworth Street. Seven of the 69 residential units will be affordable for very low-income households and two for low-income households.

The proposal will merge two parcels at 2300 and 2310 Ellsworth Street. Demolition will be required for an existing 12-unit residential building.

The multi-family project will replace a single-story auto-oriented building with 74 homes within walking distance of UC Berkeley and BART. Studio KDA is the project applicant and sponsor.

The 85-foot tall structure will yield around 76,370 square feet, with 74,820 square feet for housing and 1,550 square feet for ground-level retail. Parking will be included for 72 bicycles. Unit sizes will vary with 25 two-bedrooms and 49 three-bedrooms, the average floorplate spanning around 832 square feet.

Of the 74 units, four will be priced as affordable for very low-income households. By including affordable housing, the project developer plans to use the State Density Bonus program, which allows projects to exceed local zoning to achieve up to 50% more housing capacity.

Increased plans have been filed for a six-story mixed-use infill at 2712 Telegraph Avenue in South Berkeley, Alameda County. The plans have increased since its initial filing last year with an additional floor with five more units. A new architect has also been tapped for the development, with Studio KDA now responsible for the design.

The application expects to use the State Density Bonus Program, allowing the developer to exceed certain zoning rules to increase residential capacity by up to 50% when the plans pass a certain affordable housing threshold. For 2712 Telegraph Avenue, around 12% of the base zoning, or three units, will be designated as affordable for Very Low-Income households.

The new proposal features 40 apartments above ground-level retail. Studio KDA has yet to reply to a request for comment or to share renderings. Renderings from the former five-story Trachtenberg Architects plan illustrate how the five-story iteration would have fit into the property. By contrast, Studio KDA’s residential development portfolio shows an affinity for concrete, board-formed concrete, cement panels, and painted stucco with primary colors.

New renderings have been published for an eight-story residential infill at 2462 Bancroft Way in Southside, Berkeley. The plans would replace a two-story commercial property with 66 homes, including some affordable housing, right across from the UC Berkeley Campus. Trachtenberg Architects is the project architect and applicant.

The 88-foot tall structure will yield around 40,090 square feet, with 38,770 square feet for housing and 1,320 square feet for ground-level retail space. There will be 59 studios and seven two-bedrooms. Parking is included for 28 bicycles in the basement, between the lobby and rear yard. Three units will be designated as affordable for very low-income households.

Trachtenberg Architects is responsible for the design. The apartment infill is typical of the firm’s portfolio, with a restrained facade clad with bricks and metal panel infills. The jagged sawtooth-style bay window vernacular will add character to the building from the second to the seventh floor, capped by a landscaped rooftop deck on the eighth floor. The rooftop deck will be connected to a shared lounge amenity space, which the current floor plans show with a large table, dining facilities, and a couch.

The diminutive 0.15-acre property is across from the UC Berkeley Campus, by the main entry and the iconic Sather Gate landmark. Future residents will be in a retail-rich neighborhood filled with college students and young professionals. AC Transit will provide bus connections across the city and to Oakland. For regional transit, the Downtown Berkeley BART Station is just under 15 minutes away on foot.

The plans will replace an auto-body shop and surface parking with 128 units of group living to house above retail. Studio KDA is leading the application and design.

The 70-foot tall structure will yield around 59,300 square feet, with 56,300 square feet for housing and 3,000 square feet for ground-level retail. Parking will be included for 66 bicycles and 14 cars. Each residence will come with a bed, bath, and kitchenette. Of the 128 units, 12 will be designated as affordable to very low-income households.

Above the ground floor, every floor will have laundry, open space, and two common rooms with a larger kitchen, seating, and amenities. Four units on the sixth floor will be improved with east-facing private balconies.

Studio KDA is the project architect. The apartment building infill is defined by the intentionally chaotic set of balconies overlooking San Pablo Avenue and Cowper Street, connected to the common spaces on each floor. The exterior avoids the sloppy articulated exterior often seen in contemporary architecture, using simple vertical folds to reduce the overall sense of scale. Facade materials will include stucco, cement siding, and board-formed concrete. Renderings show the draft of a mural along the eastern exterior.

The property is located by the busy intersection of San Pablo Avenue and University Avenue, 13 minutes away from the Berkeley Amtrak station on foot, a five-minute bike ride from the North Berkeley BART Station, and 15 minutes from Downtown Berkeley via AC Transit.

Crews have topped out with exterior work starting for 2176 Kittredge Street, a seven-story mixed-use infill in Downtown Berkeley, Alameda County, across from the city’s university campus. The plans expect to add 169 new homes to the city’s urban core. East Beach Capital is the project developer, and JS Builders is the general contractor.

The 85-foot tall structure will yield 176,630 square feet, including 121,000 square feet for residential use and around 15,000 square feet for ground-level retail. Of the 165 residential units, there will be 39 studios, 48 one-bedroom units, and 78 two-bedroom apartments. Thirty-three units will be added to the market as affordable housing for moderate-income households.

Kava Massih Architects is responsible for the design. While exterior treatment is starting, facade installation has yet to start. Renderings show the building to be clad with faux-stone brick metal panels along the rounded corner of Kittredge and Fulton Street. Irregularly distributed golden panels and vertical fins will add flair across the exterior.

Trachtenberg Architects is the project architect. The exterior design, to be clad with tan brick veneer and charcoal-tone panels, will exhibit the firm’s established vernacular for Berkeley design. The sawtooth bay windows and bold delineation to add visual intrigue are distinctly contemporary. The lack of vehicular infrastructure allows the firm to embrace typical urban infill practices, keeping the streetscape active for pedestrians with retail and a residential lobby. The podium base will be clad with cast-in-place concrete and aluminum glazing.

The 84-foot tall structure will contain 43,570 square feet with 41,480 square feet for residential use and 1,415 square feet for commercial retail. Thanks to downtown zoning, parking will be included for 40 bicycles and no vehicles. Of the 82 apartments, a fifth will be affordable housing priced below market rate. By including affordable housing, the proposal will benefit from the State Density Bonus program, allowing the development to increase the housing capacity a certain percentage above the lot’s base zoning.
