Speaking of Milk Bar, the owners have been working on the interior for a while now and there is now a For Lease sign posted in front. Hopefully a tenant will be found soon. That location should do really well with Link opening.

244'. is not too bad. Would have liked to seen at least around 260'. It will blend in nicely with the intersection and get rid of an eyesore billboard and dirt lot.

From the construction schedule, looking like March.

PUD for the Phoenix Country Club residences:

Pretty unobjectionable plan, especially considering the outsized controversy it caused.

I seriously don't understand the Thomas/Central project as approved.

It has even less parking than existing struggling buildings and the size of its floorplates are nothing to write home about.

I wouldn't approve it. If it does get built as a spec project, it smells like a problem later.

Are we really going to complain about parking limitations and small floor plates on an urban developemnt forum

The ground floor is retail. The next 3 levels are parking (648 spaces). The surface parking (31 spaces) is for the retail. The parking provided exceeds the minimum requirement which is reduced by 25% due to the proximity of the light rail stop.

The plan that was submitted was 244' but as approved they can go to 350', which is similar to the buildings across Central.

Clear Channel has a perpetual easement for the billboards which is one of the reasons why the site is vacant. The plan gives them video boards on the south and east sides of the building and a traditional billboard on the north side.

I'm a world where almost every one of us has a billboard in our pocket the fact that billboards still exist is kind of interesting to me.

I find it amazing that they put up a fight for this condo when the other two south-side corners are abandoned gas stations.

I still assume this is a couple of homeowners in the countryclub that are worried about being able to see the building from their backyards. Somebody with cash that has the city councils ear.

These condo owners will now get to see all of the meth cooking that these Breaking Bad Club Types are doing (not to mention all of the nude shuffleboard).

The new proposal is a PUD, which is a change. The height at 110 is less than what was proposed in the previous plan, but 110 was what was approved by City Council. Here is the staff report for the previous plan:
