Permits Filed For 23 Hanover Place In Downtown Brooklyn

The proposed 463-foot-tall development will yield 70,734 square feet, with 49,974 square feet designated for residential space and 1,727 square feet for commercial use. The building will have 43 residences, most likely condos based on the average unit scope of 1,162 square feet.

Adam Rolston of INC Architecture & Design is listed as the architect of record.


Demolition permits were filed in November of last year. An estimated completion date has not been announced.

New Renderings Reveal 29-Story Residential Skyscraper At 23 Hanover Place In Downtown Brooklyn

Demolition is progressing at 23 Hanover Place, the site of a 29-story residential tower in Downtown Brooklyn. Designed by INC Architecture & Design and developed by Aview Equities, the 463-foot-tall structure will yield 70,734 square feet with 43 units and 1,727 square feet of commercial space. The property is located at the corner of Livingston Street and Hanover Place.

Recent photos show the former low-rise building reduced to just the ground floor, and we should expect the structure to be fully razed before the end of spring.


Below are a set of new exterior and interior renderings for 23 Hanover Place that give us a glimpse at what to expect. The 29-story height will be clad in a dark and sleek facade and feature a stack of numerous balconies of varying widths and depths with curbed corners, while the core of the building runs down the centerline on the southern elevation and is defined by two prominent shear walls that surround what appears to be an exterior elevator shaft that will be visible from the street. The homes are to be lined with floor-to-ceiling glass for optimal daylight exposure and the entrance to sit along Hanover Place in the one-story podium that shows a landscaped terrace on top.

Although this is surpassed by newly constructed mammoths such as The Brooklyn Tower at 9 DeKalb Avenue, 589 Fulton Street, and The Paxton at 540 Fulton Street, it will still contribute to the growing vertical density of the booming Downtown Brooklyn district. The nearest subways are the 2 and 3 trains at the Nevins Street station and the B, Q, and R trains at the DeKalb Street station.

Looks like the footprint is bigger. Some of those additional buildings were acquired.

I agree. Yeah I'm not too disappointed over the redesign. The first design was great but in the end, bulk and functionality rule. More density is always a plus, which would make sense for the area given the transit access and prime location that it's become over the last 5 years.

This is a win IMO for the area.

Lonicera Partners Lands $134M in Construction Financing for DoBro Multifamily Asset

Lonicera Partners has landed $134 million in construction financing for its mixed-income multifamily property at 15 Hanover Place in Downtown Brooklyn, Commercial Observer can first report.

Santander and City National Bank (CNB) teamed up to provide the debt, in a transaction arranged by Cushman & Wakefield’s Gideon Gil, Zachary Kraft and Sebastian Sanchez.

PincusCo. first reported in September that Lonicera Partners had filed a permit application for construction at the site — which sits in a prime position in Downtown Brooklyn, close to Barclays Center, Fulton Mall and Brooklyn Academy of Music — with Fogarty Finger listed as the project’s architect.

When completed, the 314-unit tower will rise 34 stories, total 295,000 square feet and include 9,000 square feet of commercial space. Developed under the 421a program, 95 of the apartments at 15 Hanover Place will be affordable.

“15 Hanover Place will be one of the last assets to be built under the Affordable New York 421a program and will provide much-needed housing to a submarket with proven demand,”Gil said in prepared remarks. “The property is positioned to benefit from its best-in-class sponsorship and location in one of Brooklyn’s most desirable neighborhoods.”

Ha, I (barely) spy my apartment window.

I wish Prospect Park had been completely enclosed by prewar highrises. Unfortunately the Great Depression hit and only one side got the prewar highrises.
