TSX Broadway Tops Out At 1568 Broadway In Times Square, Manhattan

Construction has officially topped out on TSX Broadway, a 46-story mixed-use hotel tower at 1568 Broadway in Times Square. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 470-foot-tall structure will yield 550,000 square feet with a 669-key hotel, retail space, restaurants, and an outdoor performance venue that overlooks Times Square. The building will also serve as the new home of the historic Palace Theatre, which is being raised 30 feet to make room for ground-floor retail space. The project is projected to cost $2.5 billion and debut early 2023.

“We are proud to announce the topping off of TSX Broadway, a project that is revitalizing Times Square and emerging as a symbol of hope for New York City in one of its most iconic destinations,” said David W. Levinson, chairman and CEO of L&L Holding Company. “While the vision for this project has remained the same since its inception, the world around it has drastically changed—making TSX Broadway even more relevant for what a new development should look and feel like in our current moment.”

At the beginning of 2022, construction teams began a delicate, multi-phase integration of the existing Palace Theatre. Led by PBDW Architects, this involves raising the venue with massive hydraulic lifts installed beneath the foundation. The building’s hotel volume will be built around the theater and a new retail corridor installed below.

“Today marks an incredibly exciting milestone for a one-of-a-kind project,” said Robert Israel, executive vice president of L&L Holding Company. “Through the challenges of the past few years and the extensive design process, it is an honor to have watched this building rise above Times Square.”

The project team for TSX Broadway also includes Sensory Interactive, which designed the building’s LED programming and branded signage. Pavarini McGovern is the project’s general contractor.

TSX complex readies for its spotlight along Great White Way

The creators of TSX Entertainment, an eight-story fun park inside the 46-story hotel complex that’s called TSX Broadway and is officially 1568 Broadway, hope to turn on the bright lights in November. The tower’s 18,000 square-foot, wraparound LED billboard is even larger than the jumbo on the Times Square Edition hotel across the street.

The full launch of TSX on floors two through 10 “will happen in phases,” said TSX Entertainment co-founder and co-CEO Nick Holmsten. When it’s done, two mammoth doors will open a 30-foot-wide window on a 4,000 square-foot performance stage overlooking the bowtie’s northern end. The stage is designed with seats for the audience to be up-close with performers.

Holmsten crowed that the giant screen will be the only one in Times Square that won’t carry advertising. Rather, according to architectural firm ICRAVE, which is designing TSX Entertainment, “The concept will incorporate a digital mirror of Times Square in the TSX Metaverse to provide a seamless analog and virtual experience for fans.”

When the stage isn’t in use, the space behind the doors will become what Holmsten called “an incredible supper club” with room for 250 people.

Holmsten, the former global head of music for Spotify, said the entertainment floors “make fans more important than ever. They’ll be immersed in the experience.” It will include “a lot of sound interactivity” with Times Square visitors’ cell phones. He wouldn’t get into details, saying, “We don’t want to give too much away.”

Holmsten, who is Swedish, moved here five years ago. He fell in love with Times Square but thought it needed fresh juice.

TSX “will bring a total transformation of Times Square, which it’s needed for a long time,” he said.

The new tower, built on the bones of the old Embassy Suites and Double Tree hotels, tested its creators’ ingenuity and patience. The $2.5 billion project from L&L Holding Company and Fortress Investment Group will be home to a 669-room hotel, the first to be branded as Tempo by Hilton, and a reopened Palace theater, the 109-year-old, Nederlander-owned landmark that was painstakingly lifted and moved from its original Broadway-facing location to West 47th Street.

TSX Entertainment, which is leased from the tower’s owners, will also boast Times Square’s largest outdoor dining terrace and 75,000 square feet of “experiential” retail.

The autumn sign lighting can only hint at what’s to come. The hotel, theater, stores, restaurants and other elements will open next year, according to L&L co-founder David W. Levinson.

He called the development “the most complex project I’ve ever worked on” — even more challenging than L&L’s 425 Park Avenue office tower, the construction of which Levinson once likened to a “Jenga game.”

TSX Broadway’s LED Screen Turns On At 1568 Broadway In Times Square, Manhattan

Positioned above the new retail space is the historic Palace Theater, which was renovated by PBDW Architects and lifted 30 feet above street level earlier this year. The property is located at the corner of Seventh Avenue and West 47th Street.

Recent photos show the massive wraparound video board illuminated and running test patterns. Façade work has also progressed steadily since our last update in September, and now encloses nearly the entirety of the tower with the exception of the strip on the western elevation where the construction elevator is attached.

Additional digital signage will be placed in front of the Palace Theater along West 47th Street. This has yet to begin installation, but a grid of steel plates connecting to the historic brick façade has already been attached.

The scale and proportions of the LED display closely match those of the video board directly to the north on Ian Schrager’s EDITION hotel. Combined, these screens create a much brighter streetscape for the Times Square.

Along the bottom of the western side directly above the sidewalk scaffolding is the rectangular outline of the section of the screen that will open to reveal an indoor-outdoor performance stage. This will almost certainly be used for the 2023-2024 New Year’s Eve celebration in December.

Each guest room will have its own dedicated “Get Ready Zone” for organization or working, a bathroom with Bluetooth speakers, toiletries by Apotheke, and full-height windows with views overlooking Times Square. There will also be a small collection of wellness guest rooms featuring a Peloton spin bike and products from Therabody.
