Ford CEO Jim Farley on new apartments for Detroit homeless: 'Band-Aids aren't enough'

Quote:
A Detroit non-profit that helps unhoused people took a big step Friday toward executing an audacious long-term plan to eliminate chronic homelessness in Detroit by 2030.

Father Tim McCabe, executive director of Pope Francis Center, led the groundbreaking of a Bridge Housing Campus that will provide 40 studio apartments as temporary shelter to people for 90 to 120 days. The project will include social and job-preparation services as well as comprehensive medical care that covers physical, psychological and addiction needs.

Year after year, city officials have been discouraged to see 2,000 people looking for a warm safe place to sleep on any given night, Mayor Mike Duggan said Friday.

Looks like The Mid is planning to break ground early Q3 2022. I remember back when they anticipated on breaking ground in Sept 2019. So basically 3 years to break ground.

Good to see the mid moving forward in a reconfigured format but seemingly just as just as significant in height with a dual high-rise format. It didn’t look good for a large scale hotel development it’s relieving to see they have a workable model moving forward.

They say 90% of the design work is done Im expecting new renderings tho hoping they will stick to the concept of a work befitting the cultural center.

Looks like the Hudson's Site website has been recently updated.

https://www.hudsonssitedetroit.com

A couple things to note:
-Height has increased from 680' to 685’-4” (not sure why such as specific height)
-227 rooms of 5 star luxury hotel
-Retail has increased from 18,000 sq ft (this was from 2020 at 680') to 28,600 sq ft
-There is now plaza included at 21,000 sq ft
-Looks like there is now a rooftop terrace on the block portion

Unfortunately there was a video with update renderings at the end of the video, but that video had been removed.

Also was wondering if anyone was able to find out if anything was announced at the World Economic Forum in Detroit for Dec. 6th - 8th? Curious to know if any details were announced for the Gratiot site apart from the World Economic Forum center would eventually relocate there. This is only article I could find recently, but doesn't go into much detail about plans for that site:

Good call. Looks like its opening tomorrow.

Construction Starts on $10.8M Mixed-use Project in Detroit

Quote:
The construction of The Sawyer Apartments, a $10.8 million mixed-use development located at 7303 W. McNichols in Detroit, was kicked off this week by Detroit Mayor Mike Duggan, URGE Development, N’Namdi Holdings, and Hosey Development.

The development will include 38 affordable housing units and 6,186 square feet of commercial space. The block-long development is the first ground-up construction of this scale to begin along the city’s recently completed McNichols streetscape running from Livernois Avenue to Greenlawn Avenue near the Marygrove campus.

“The Sawyer Art Apartments is a great example of Detroiters rebuilding Detroit in a way that is affordable for the residents who stayed in this community,” says Duggan. “This is a development team from Detroit that is truly community-focused. This new development will build on the energy and revitalization we have been witnessing along McNichols since we completed our streetscape project this fall.”

I'm disappointed they're not at least trying to save the office building, but this'll be huge for the neighborhood:

AMC Site On Detroit's West Side To Be Demolished, Redeveloped

Quote:
The former American Motors Corp. headquarters on Detroit's west side -- a distinctive but unmistakably blighted industrial complex, will be demolished to make way for a $66-million redevelopment, city officials announced today.

Crain's Detroit Business reports:

The plan is to demolish the buildings for 728,000 square feet of "class A industrial space" that is "suitable for a new automotive parts supplier" and employ more than 300 people, according to a news release.

...Under the proposed development agreement, Kansas City, Mo.-based NorthPoint Development LLC would pay nearly $5.9 million to acquire 56 acres of publicly-owned property, including the city-owned AMC site, approximately 26 residential parcels owned by the Detroit Land Bank Authority, and an 8.5 acre parcel immediately to the west recently purchased by the Detroit Brownfield Redevelopment Authority, the release states.

The AMC Corp. moved to Southfield in 1975, and the Detroit site has been abandoned since 2010. The deal would require City Council approval.

It's fucking stupid. There's no reason the small office portion in the front shouldn't be saved at least. Hope people make a fuss about it to city council.

I'm excited to see what the plans will look like for the Innovation Center when they are unveiled on Monday.

Quote:
Crain's received a copy of an invitation to a Monday morning media event that includes Ross, who is the head of New York City-based mega developer Related Cos.; Christopher Ilitch, president and CEO of Ilitch Holdings; Detroit Mayor Mike Duggan; Lt. Gov. Garlin Gilchrist; UM President Mark Schlissel; Jordan Acker, UM board of regents chairman; Detroit Equity Report founder Bishop Edgar Vann; Cass Technical High School Principal Lisa Phillips, and others.

The invitation says UM, Related and the Ilitch family's Olympia Development of Michigan will "announce the new location for the Detroit Center for Innovation," plus provide "additional updates pertaining to the DCI and a new leading technology company committed to investing in the city."

While I'm glad to see this project is still happening, I wish we didn't have to wait until 2023 for this project to begin. Also, I was hoping they would have changed the architecture up a little bit.
New location of Detroit Center for Innovation revealed

Quote:
The location was jointly announced by U-M, the Ilitch family organization and billionaire Stephen Ross, whose New York-based real estate firm Related Cos. is to construct the $250 million academic research center and then donate the building to the university. Groundbreaking is to happen in 2023.

The 200,000-square-foot DCI building will be part of a three-building campus on what is now Ilitch-owned land: a 4-acre surface parking lot between Cass and Grand River, and between West Columbia Street to the north and Elizabeth Street to the south.
Quote:
The DCI campus at the new Ross-Ilitch location also is to feature a "technology incubator" in the redeveloped former Loyal Order of the Moose Lodge, 2115 Cass Ave. A third campus building would be a 300-unit housing complex along Cass that is to contain student housing.

In other Detroit development news, MDOT received a $10 million grant to help fund rebuilding the Amtrak Station in New Center. If all goes according to plan, the new $60 million station will start construction in 2023 and finish by 2025.

Quote:
The Detroit New Center Intermodal Facility would be built at the current train station location on Baltimore Street and add a new, enclosed intercity bus station to replace the one about 3 miles away on Howard Street near the Lodge Freeway. Access to more transportation options is considered key for the New Center neighborhood, where, according to MDOT, one in three households does not have access to a car.

Here's a couple more renderings:

And another showing the renovated Moose Lodge and the student housing building, which looks to be 17-18 floors or so:

UM to renovate Midtown's Rackham Building

Quote:
The Rackham Building in Detroit's Cultural Center is one of those places that many people look at and wonder, 'What's going on with that building?' Now we have a better answer. The University of Michigan Board of Regents approved a $40 million renovation plan for the building, with plans to house many UM initiatives in the city.

The plan is to consolidate programs that are currently leased around Detroit, including the Detroit Center and an office for undergraduate admissions, programs within the A. Alfred Taubman College of Architecture and Urban Planning, College of Engineering, LSA, and the School for Environment and Sustainability. Plans also include classrooms, multipurpose rooms, and maker spaces for 500 students.

$1.65M Renovation of Detroit’s Romanowksi Park Complete

Quote:
The $1.65 million renovation of Detroit’s Romanowksi Park has been completed. Mayor Mike Duggan and representatives of the Detroit Pistons and the Ralph C. Wilson Jr. Foundation were on hand for the recent re-dedication.

The park’s renovation was started in 2018 and funded in part by the Pistons and the Wilson Foundation.

Improvements include a perimeter walking path, new play equipment, picnic tables, and benches. The existing tennis courts were converted into futsal and pickleball courts funded by the Michigan Department of Natural Resources. The Detroit Pistons funded resurfacing of the 18-hoop basketball court on the St. John Avenue side of the park. Funding from the Wilson Foundation supported restroom and soccer field improvements.

That building looks like it should belong to U-M. I'm glad they're doing something with it. The article is right - every single time I've seen it, I've wondered "what's going on with that?" Nice to see Taubman College, my alma mater, moving in.

I’m pleasantly surprised by the choice of location the addition of a student housing high rise is definitely going to have a major positive impact on the neighborhood Cass Park especially. The area has been waiting for a spark since District Detroit flop a U of M innovation center with student housing is going to radically remake lower cass it complements well with Cass Tech.

The compact nature of the campus along with its massing and height will certainly go a long way to redefining the last neglected areas in and around downtown. Hopefully we will see plans being revived for renovating the American Hotel Cass Park is diamond in the rough.

Speaking the devil I was looking for pics of progress on the renovation of The Park Ave Building. Came across this gem from the summer really showing off the current boom in high rise construction as to the devil of whom I speak …

For some context imo this photo is presented by Olympia showcasing a nice angle shot that alludes to the nascent District Detroit now humming along. With Mike gone the company spent much time and decades of goodwill to refill their coffers after Mike’s grand send off to the city. The TCF - Huntington hq along with the Hudsons Tower do frame DD well though unrelated as is the sexy looking Book Tower.

But real recognize real and the relocation of the University of Michigan innovation hub along an accompanying student housing high rise is the first real progress on for filling their promise of transformative development coming to lower cass & nw downtown. Off the beaten path Cass Park seems primed at a stroke to be uplifted to the position of one of Detroit’s most dynamic and interesting neighborhoods. It’s got the assets in place Cass Tech, The Kahn designed Cass Office Building & Masonic Temple whose its directly adjacent abandoned neighbor former American Hotel has stalled plans for a residential conversation.

I was worried and disappointed when Stephen Ross pulled out of partnership with Bedrock and showed indications of partnering with the Ilitch’s but it’s a good location to have a outsized impact on one of Greater Downtown’s last neglected neighborhood. The former Lower Cass Corridor is going to be some damn fine reading for future city historians going from a transplanted Chinatown a and skid row of the Detroit Rock City day’s. Flash forward a few years and we have a southern terminus of a greater high tech / R&D & educational focused slice of the central core of one of the most STEM heavy regions in the country.
