Smile NEW YORK | 303 East 44th Street | 631 FT | 41 FLOORS

A residential tower has been permitted for East 44th Street, in the United Nations neighborhood, on a block where there are a number of development sites.

The tower will be condo, with very large units, and high ceiling heights. Probably another ultra-expensive sliver tower.

There's two other potential sites on this block that have recently changed hands, so this development could have some company. I imagine the UN neighborhood is popular with international types, so that's the likely market.

I'm assuming probably 2 units per floor with the middle-top being single floor units. At 44 units, this will be ultra-luxury. Seems to be the trend. Its almost 80 feet taller then the UN HQ, so it will probably be noticeable somewhat in the sea of towers.

New United Nations skyscraper will have floating full-floor gardens

A new 41-story skyscraper at 303 E. 44th St., will feature six 16-foot-high gaps in the façade — each filled with a full-floor, canopied green space that will wrap around the core of the tower.

There will also be a private full-floor roof garden for residents of the penthouse.

“To have an apartment at the top of the world is one thing, but to have a private garden at the top of the world is something we haven’t seen,” said Eran Chen of the architectural firm ODA, which is designing the slimline tower near the United Nations.

It’s hardly unusual to have outdoor space at luxury residential towers, but this 600-foot East Side building is taking the concept of urban outdoor living to a whole new — and pricey — level by dedicating full floors to gardens.

The concept represents a challenge for the engineers and architects, who plan to construct the building with limited structural support around the parimeters of the gardens, to avoid blocking the views. Instead, the structure will be held up almost entirely by the core.

“I asked myself, ‘Can you live in a slender tower up 600 feet above the city and at the same time have access to a garden as big as one attached to a ground-floor home?’ ” Chen said. “You would think it would be counterintuitive, but we are making it happen.”

Joseph Stavrach’s Triangle Assets plans to start construction in September, pending approvals from the city, and to complete the building by late 2017, said Stavrach’s son, Benjamin Stavrach.

The superskinny tower will have 2,600-square-foot floor plates, one-third the size of those of famed pencil towers such as 432 Park Ave. The lower floors will be divided into one- and two-bedroom apartments, with full-floor units beginning on the 22nd floor. Prices have not been released, but they will be high.

“These will be the most unique outdoor spaces in New York City,” Chen said.

Town New Development Marketing will head sales.

Looks like a shorter 12 East 37th Street. Liking those sky gardens.

Kinda cool, it reminds me of the Hudson Rise but I don't like it quite as much. Still a nice addition though. I think it's the color that turns me off yet I appreciate the uniqueness.

The latest renderings of 303 East 44th Street show a slender glass tower whose floors are separated by 16-foot gaps and supported by elegantly sculpted concrete beams. The effect is that the building looks like it is being slowly stretched, as if the floors were glued together or stuck together with gum, said the building’s architect, Eran Chen, founder of ODA Architecture. Recognizing this might not be the most flattering comparison, Chen said the beams are sculptures that capture movement and express the tower’s identity as a residential building.

“It really expresses this dramatic act of separating what we used to see as a monolithic tower into a series of smaller pieces,” said Chen. “We’re used to seeing New York City towers as monolithic, huge testaments of corporate power. The minute it becomes residential, it doesn’t have the same scale and it shouldn’t express the same thing.”

This design looks a lot better. I like the juxtaposition of the organic open air levels vs the geometric curtain walled units. A very unique design.

I really didn't feel too much one way or the other about this tower. But with the newer render, I like it. I'm not in love with it, but I like it. It's a filler tower with a nice design, nothing more. Such is the life of a new skyscraper in midtown that isn't approaching supertall status. You really need a great design to stand out.

I like it. I bet that 2nd design would be beautiful at night if they light up those columns like that. And there is just something elegant about white and blue together. Those columns almost have a 60's retro look to them.

The 2nd design is much better. The first design was almost like the stacked residential units in Hong Kong.

Hmmmm, not sure what I think about it. It looks cool, with the open white curved columns, but then the rest looks like separate glass boxes stacked on top of each other. Either way, it certainly looks unique.

You guys are laughing now but Jacksonville will soon assume its rightful place as the largest and most important city on Earth.

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

Hard to see in the diagram, but if you go to that DOB link posted, you can see that to the bulk head when zoomed in, this is 630' and 10" , so essentially 631 ft.
