Just a proposal and it hasn't changed much. Also failed to mention that the Dallas convention center is getting a new overhaul. Dallas increased its hotel tax, to accommodate for the new convention center. So Iexpect to see some movement maybe late 2024 or 2025.

A majority of the development in downtown has been the very successful re-purposing of old office space that once sat vacant into mixed use projects and the conversion of surface parking into park space. AT&T's investment in their ground level experience has also had a huge impact as well as the Farmer's Market going private and being rebuilt spurring a lot of interest and growth in that corner. Throw in some new buildings and it's a much different area than it was 10 years ago. Hopefully the momentum continues and we see more of the surface parking developed to fill in the gaps.

That's got to be a joke! There is absolutely no way Dallas is the nation's top downtown living experience. Nobody even lives downtown.

Clearly not true, especially if the survey incorporates Uptown.

No, I think you're referring to the Dallas Memorial Auditorium, which was built in the 50s. It has been incorporated into the current convention center and will remain once the rest of the current convention center is razed.

I thought that was it, but I was confused by what appear to be screens on the outside with images of basketball players (see from this point forward).

Developer KDC's Parkside Uptown high-rise overlooking Klyde Warren Park will have a $200 million price tag for the first phase, and work on the project is slated to start.

Located at 1919 Woodall Rodgers Freeway, the Parkside Uptown project is set to break ground in May, with completion scheduled for 2026, according to a filing with the state.

Dallas-based KDC initially announced the project in early 2020. KDC is partnering with site owner Miyama USA on the project.

Parkside Uptown will be a 30-story podium-style tower. The upcoming project will feature high-rise office uses on level 12 and up, with ground floor retail and restaurant uses. The first phase of the project will measure almost 113,000 square feet, according to a filing with the Texas Department of Licensing & Regulation.

KDC's website shows a much larger building in the works for the site, with a total project size topping 493,000 square feet.

With the newest office buildings north of downtown Dallas filling up, developers are in a rush to bring new high-rises to the market.

Stonelake Capital Partners is joining the fray with plans to build a 17-story, 180,000-square-foot office tower on McKinney Avenue.

The building at 2626 McKinney would open in mid-2025 on a site across the street from Whole Foods Market. The property is now occupied by a low-rise office.

“Being next door to Whole Foods and walking distance to The Crescent and Ritz-Carlton, 2626 McKinney will provide the full spectrum of offerings for tenants who want to be in the urban core of one of the most dynamic markets in the country,” Stonelake Capital partner Coleman Brown said.

The glass-clad high-rise will feature an 11th-floor amenity level with tenant lounge, conference and event space, fitness center and landscaped terrace with views of the Dallas skyline. The penthouse suite will have a 2,300-square-foot private terrace.

Brown described it as having a “boutique, white glove feel.” Beck Group designed the project.

Dallas’ Uptown neighborhood is getting another hotel.

Chicago-based Phoenix Development Partners plans to build a 19-story hotel on Hall Street near McKinney Avenue, according to planning documents filed with the state.

The $48.8 million project on Oak Grove Avenue is set to start this spring on one of the few vacant sites in that area.

Phoenix Development Partners – which has a track record of building and operating hotel, residential and mixed-use projects in Chicago, the Midwest and Florida – purchased the property in 2021.

The hotel will include a seven-level parking garage and will open in 2025, according to documents filed with the Texas Department of Licensing & Regulation. Dallas’ Merriman Anderson Architects designed the new tower.

It’ll be operated under the Moxy and AC flags – both Marriott products.

The 260-room hotel is planned in partnership with Austin-based Merritt Development Group.

Oak Lawn residents are getting a first look at a new high-rise residential building planned for the Turtle Creek area.

The tower proposed by Dallas’ Validus Development Corp. would include 104 luxury residential units in 29 stories. Developers presented plans for the project – located at Hood and Brown streets near Fairmount – at this week’s Oak Lawn Committee meeting.

Units in the tower would average more than 2,200 square feet, with only four residences per floor. Parking would be in an underground garage, and a second-floor amenity area would include a swimming pool.

Dallas architect GFF designed the project, which developers say will cost between $90 million and $100 million.

Manhattan-based investment banking giant Goldman Sachs’ regional office campus to be built in the Uptown area of Dallas may have been downsized by about 10%, but the number of jobs to be based out of the building remains unchanged, according to the head of the firm’s local office.

Construction on the $500 million project is set to start later this year and migration of employees into the building is scheduled for 2027, according to Aasem Khalil, partner at Goldman Sachs and head of the Dallas Office.

The building has been downsized in the design process to about 815,000 square from its originally planned 900,000 square feet by finding more efficient ways to use space through flexible seating and other means, Khalil said.

The project ranks among the largest office developments Dallas has added in decades. It will become the regional base of operations for New York-based Goldman Sachs (NYSE: GS), housing about 5,000 employees when it opens in roughly three years.

The building is horizontal with large floor plates to keep it at a mid-rise height, with the north wing topping out at around 230 feet and 12 floors, Khalil said.

Scaling back the building’s size does not signal tempered expectations for hiring or growth in Dallas, Khalil said.

Will this affect the 50 story high-rises that took place of the proposed second tallest?

All of the development on this plot besides the GS offices and the greenspace is just conceptual at this point.
