New renderings have been revealed for the eight-story mixed-use proposal at 1598 University Avenue in Central Berkeley, Alameda County. The project would replace some low-slung commercial buildings with 207 new homes, a minor reduction from initial plans eleven months ago. NX Ventures is the project applicant and property owner.

The 89-foot tall structure will yield around 134,050 square feet with 121,550 square feet for housing, 5,940 square feet for ground-level retail, and 6,560 square feet for parking using triple-lifters. A basement garage will park 39 cars, with an additional capacity for 92 bicycles. Residents will gain access to around 6,540 square feet of open space. Shared lounges will double-height ceilings will feature amenities on alternating floors. Six apartments between the seventh and eighth floors will also gain access to a private patio facing south.

Unit sizes will vary, with 149 studios, 20 one-bedrooms, and 38 two-bedrooms. The plans use Senate Bill 330 and the State Density Bonus program, ensuring 21 of the 207 apartments will be designated as affordable for very low-income households. With both State rules, NX Ventures can increase residential capacity by up to 50% from the 0.66-acre property with protection against undue disapproval from the city.

Residents will be less than ten minutes from the North Berkeley BART Station on foot or 15 minutes from the Downtown Berkeley BART Station. AC Transit bus lines are also available on University Avenue and Sacramento Street, making downtown Oakland accessible in less than 30 minutes.

Let's just hope all of these Berkeley projects actually happen and don't stall for years buried in CEQA lawsuits.

The official groundbreaking ceremony was held yesterday afternoon for Avia Labs, a new life sciences project at 210 Adrian Road in Millbrae, San Mateo County. Once complete, the six-story project will open up in a burgeoning district, with direct access to the Millbrae BART and Caltrain Station through an underpass. Longfellow Real Estate Partners is the project sponsor.

Longfellow was founded in 2009 in Boston. The firm has since expanded across the United State and the United Kingdom to invest in scientific facilities with around $10 billion in total asset value. Longfellow Co-Founder & CEO Adam Sichol said of the proposal, “the Bay Area remains one of the crucial global hubs for life science innovation within our international portfolio. As we continue to expand our presence in the region, we look forward to delivering ground-up projects that are built to accommodate the robust requirements of our tenants.”

The 102-foot tall structure will yield 479,000 square feet from the 2.06-acre site, with approximately 315,000 square feet for laboratories plus offices and 164,000 square feet for the four-level garage. The property will have a capacity for 459 cars and 46 bicycles. The facilities are anticipated LEED Gold and Fitwell certifications. Elevate is Longfellow’s amenity brand for all its tenant employees, with each building receiving a unique program. At Avia Lab, there will be a fitness center, conference room, and a publicly accessible cafe.

The application is located across from the future Eikon Campus at 101 Harriet Tubman Road, the Alexandria Real Estate Equities project currently under construction. Both plans will also benefit from their proximity to the Gateway and Millbrae Station project by Republic Urban Properties. The mixed-use plan has housing, a new Marriott hotel, and office space.

Excavation and foundation work is expected to last a few months, down two levels for the basement garage. Completion is expected by the first quarter of 2025.

Less than a week after the official groundbreaking ceremony, JLL announced a $310 million construction loan brokered with Longfellow Real Estate Partners for Avia Labs, located at 210 Adrian Road in Millbrae, San Mateo County. Excavation has already started for what will become the six-story life sciences project across from Millbrae Station. Otera Capital has provided the loan.

The press release for the announcement highlights the market analysis that is motivating the developer to add more life sciences to the Peninsula market, writing that “the North County submarket is extremely undersupplied with a vacancy rate of 1.8% as of 4Q 2022, positioning the project well for lease-up. In addition, Avia Labs is directly adjacent to the Millbrae BART and CalTrain station and in close proximity to the world-class research institutions at Stanford, Berkeley, and UCSF.”

Demolition and foundation work has started for the three-structure life sciences project at 1699-1701 Old Bayshore Highway in Burlingame, San Mateo County. During a site visit late last week, YIMBY captured the active construction project with concrete mixing trucks coming and going. Once complete, the development will be the first new life science project along the city’s waterfront just south of SFO. Helios Real Estate Partners and King Street Properties are collaborating with the project as joint developers.

The project will finish with two office towers and a garage. The two office buildings, distinguished as the 121-foot tall North and 135-foot tall South buildings, will have a combined square footage of 475,790 square feet of Class A laboratory space and associated office space. Additionally, 6,390 square feet will be created for public retail. The 102-foot tall parking garage will have a capacity for 875 cars and long-term storage for 45 bicycles. Short-term parking will be provided for four bicycles. Facilities will include a fitness center, conferencing area, cafe, and flexible work areas.

Near Helios and King Street’s project, DivcoWest has proposed a massive multi-building research campus designed by WRNS Studio at 1200-1340 Bayshore Highway. Gensler has drafted plans with Lincoln Property Company for a 13-story office and R&D project at 777 Airport Boulevard. Further down, two office towers have been proposed for 620 Airport Boulevard by DGA. Last in the pipeline for the Burlingame waterfront is 555-567 Airport Boulevard, a joint venture with Barings and Lane Partners.

New renderings have been revealed ahead of the Planning Commission review of 7 South Linden Avenue, a seven-story residential proposal in South San Francisco, San Mateo County. The transit-adjacent project is expected to create 543 homes by the South San Francisco Caltrain Station while expanding the burgeoning urban growth of the downtown area further south. Essex Property Trust is the project developer.

The 77-foot tall structure will yield around 910,740 square feet with 464,440 square feet for housing, 190,860 square feet for the 563-car garage, 1,320 square feet for the parking of 154 bicycles, 11,050 square feet for amenities, and the remaining area for utilities and circulation. Unit sizes will vary, with 62 studios, 252 one-bedrooms, and 229 two-bedrooms. Of the 543 apartments, 82 will be deed restricted as affordable housing with bundled parking included. For the remaining 461 units, Essex is hoping to unbundle parking, so residents without cars are not required to pay for garage space.
