No kidding. I feel like ground floor commercial rarely works out in new Winnipeg developments, but given the density of that block, I'd hope a couple businesses would work there.

Yeah, wow, that looks pretty hefty with five large residential buildings and one middling office building in that triangle.

Speaking of ground floor commercial, Antares Suites on Smith or whatever it's called (it'll always be Place Louis Riel to me) has done a good job of filling up its ground floor spaces. I noticed that Freshcut florist has moved into the spot right on the corner. It's nice to see.

It has a tiny bit of the Kowloon Walled City vibe to it though. Just a tiny bit.

Still, this is actually going to be amazing, and I hope more of this spreads out further downtown.

Confederation Life building on Main St was like that too until the Fed Govt decided to lease half the building in 1983.

It had utilities disconnected so the interior fell apart and was stripped by vandals. It was also taken over by dirty birds (knee deep in places if I recall the news from the 80's properly) and required cleaning before renovations started.

80/88 Sherbrook has gotten a little refresh/reclad. didn't get a pic but they installed multi-coloured panels all along the second floor of the street-facing side of the building. good to see that stretch continuing with its transformation.

I saw that too, been hoping for years that cinder block building gets reclad- good to see finally!

Construction fencing is up around the Original Pancake House on Pembina next to the Pemby for demolition. I can only imaging the Pemby will be coming down early in the new year.

The street they show in the render doesn't exist. Anyways, will be quite the change to Pembina with the other thing going up across the street.

And then that project for the Legion site a block south.

It's nice to see that stretch of Pembina start changing after basically 60 years of stasis. A time traveller from 1960 would barely notice any difference along that strip except that some of the businesses changed.

Architecturally that building going up on the Pembina Hotel site is nothing special, but at least it makes proper use of the site instead of a couple of small businesses surrounded by parking. A site like that calls for more density.

I'm looking forward to the day this densification of Pembina moves north of Jubilee and replaces Royal Sports and that strip mall to the south of it. The intersection with Grant could be bulked up as well.
