Excavation Underway At 250-252 East 83rd Street On Manhattan’s Upper East Side

Excavation is progressing at 250-252 East 83rd Street, the site of a 23-story residential tower in the Yorkville section of the Upper East Side. Designed by SLCE Architects and developed by 83 Owner, LLC, the 272-foot-tall structure will yield 106 units and ground-floor retail space. Cauldwell Wingate Company is the general contractor for the property, which is located at the corner of Second Avenue and East 83rd Street.

Recent photos show the state of excavation, with a good amount of dirt already removed from the site. A piling machine and trucks were also spotted. We can expect below-grade activity to progress over the coming months, with construction likely rising above street level sometime early next year. 250-252 East 83rd Street’s height will give it considerable prominence over the predominantly low-rise neighborhood, providing residents with panoramic views and abundant natural light exposure.

The rendering in the main photo shows a relatively symmetrical building massing enclosed in a light-colored façade of stone paneling. The grid of floor-to-ceiling windows is grouped into rectangular clusters with dark mullions interspersed with bronze-colored spandrels. At the top is a multifaceted open-air crown that gracefully wraps around the mechanical bulkhead, located above several setbacks that will likely become a series of private outdoor terraces. More setbacks are found across the top of the multi-story podium.

The closest subway to the site is the Q train at the 86th Street station, just across Second Avenue.

Construction is expected to take three years and 250-252 East 83rd Street is slated for completion in May 2025, as noted on the construction board.

This tower is clearly well over 30 floors and well over 400 ft.

Looks like a pretty good addition to the Upper East Side. And just a block from that glorious new Robert AM Stern tower at 200 East 83rd Street.

I hope SLCE can pull it off. Obviously I don't have as much confidence in them as I would other top shelf architects that specialize in neo-trad i.e. RAMS.

This tower will be a really nice addition to the UES.

Second Avenue streetscape is really upgrading since the subway finally opened.

The building is topped out and close to being finished. We're a little past excavation.
