What exactly of the design do you think looks "great?"

I'm thrilled to see this lot developed and appreciate the commercial aspect to it. A lot. Decent height considering LSNA opposition to height. All of that is certainly great.

But the design is incredibly ho-hum/boring/conservative/meh/uninspiring. It's basically a glass box with the only embellishment being the "two-tone" color/material scheme. Would have been cool to see curves or a tapered top, offset layers, or something else to make this building stand out.

It kind of looks like a much shorter and very bored 1620 Sansom. However, the materials used are good and the design is definitely inoffensive. From the sides I really like it. That solid glass wall is a bit meh but all glass renderings like that always look that way. I’m sure once built it’s going to look really clean. This is all to say nothing about the void this will fill when walking around Logan Square.

Yeah, just to reiterate, I'm 100% for this project. The design, is but one aspect, of the overall project, and everything else is really good, especially that this is replacing a parking lot on a prime CBD lot.

And even the design, which I called boring and bland, is still, as Mcgrath says, "inoffensive." It's certainly not bad, but I think "great" is too strong a word. 2222 Market is great. This one, not so much. But again, overall, this is a great development.

Well, it does fill in the parking lot, but the design is hardly "great." In fact, it's a big disappointment. The original design (see panel #45) was interesting, with several setbacks in the massing. The new version is just a blue glass box, with a brick pedestal in the front. It looks cheap.

I very much prefer this to the old version.

+ The terracotta section now has some weight and looks like an actual structure (from most angles) rather than just wallpaper.
+ The facade has less horizontal emphasis
+ Awkward twin setbacks removed
+ Street level heightened and a more cohesive part of the design


Yes, it's a boring background building and could still use some refinement.

It seems like this new design is valued engineered, which is a shame since the original design was super crisp. Regardless, the new design is tolerable and I'm excited to see yet another parking lot bite the dust!

Also, the ride between 30th Street and Suburban Station on the Regional Rail has changed significantly. With all of the new towers on either side of the Schuylkill, that ride evokes a feeling of excitement. This tower will only add to that.

This reminds me a little of One Cathedral Square with brick and glass. If they add accents to the glass curtain like some kind of skeleton embedded between the panes, it may make it less boring. The base of the bldg could be better designed. Agree with others that the previous iteration was 100x better. Oh well nonetheless it is still a net gain in that we get a new mid-rise Office bldg.

Scroll down on the pictures. The one with cut out of a brick base podium in the cattycorned position of the building is interesting. A little more interest is revealed that was not previously posted so this moves it up in terms of aesthetics but still not as good as the original design.

Can someone (mod) post the pictures that were not previously available to this thread?

So disappointed that they dumbed-down the original. This is right out of a contemporary cookie cutter. None of it or its brethren will age well. And, yes, it replaces a lot so build it anyway. Sigh...

It's a solid design in 10 years we will look at what's new, and look at this and say wow they don't make em like that anymore.

it's gonna fill a lot, and bring some density, and it fits the area.
