I should add that they have no other permits with the city.

There are a few projects around on gas stations right now. Replacing the tanks or infrastructure below. Stations have been closed most of the summer. I think the C stores are still open though.

I can’t say that I like the render but I love the concept. Given the scale and proportions of that section of Broadway, it should be a nice walking commercial street.

I try to look on the bright side, but... man. I mean, at least it's flush to the street?

It would be easier to accept if it was filling a gap somewhere along Broadway.

Are architects in Winnipeg in some sort of collective rut post-covid?

Besides TV's proposal on Donald/St. Mary's, I can't remember the last time I saw a truly aesthetically pleasing design proposed in the city.

I think given the City’s low rents and convoluted infill bureaucracy, there is not usually a lot left over for decent materials and nice designs.

Wow, that's not very good looking, even in the plans.

That end of Broadway has plenty of great looking buildings in sometimes rough shape, 661 being one of them (it actually looks quite nice if you don't look too closely), and all those old brick apartments, some of which are quite fantastic despite their deterioration. I wonder what materials they are actually planning to use. The plans show brick around the entrances (and they show the actual entrances).

"The type of building materials proposed is unknown as the elevation drawings and renderings submitted do not provide this information. "

I'm guessing they're hoping it'll be approved as is without materials specified so they can build it with brick veneer, hardie board, and stucco

I work in health care and honestly, we are in such dire need of assisted living facilities and one directly attached to Misericordia will be such a boon. This facility looks pretty big too, at least 100 or so units? Although we def still need more, it'll really help; can't tell you how many patients are just sitting in hospital beds right now waiting for assisted living.

I live in the area, love it to pieces since moving in, despite the challenges. If only we can infill the derelicts that plague the area as Warren's for property crime. Also, I heard the Sherb is on its way out and closing in the near future, can anyone corroborate this?

5-Plex going in at 198 Spence Street. I can't find any information about it online but I saw the drawings at my old job so I know it's a 5-plex.
