You mean a note of Silverstein properties potentially wanting to buy this one?

At this point even a filler would be fine, doesn't seem like a supertall is really likely here. He's probably too frugal to ball out that much.

There was once talk of a proposal to redevelop that site, even before 45 Broad was a proposal.

Indeed. Madison Equities might want to offload with no apparent progress in restarting their tower. 180 million is actually extraordinarily cheap for a 400k SF building with paying tenants. That's the difference between Downtown and Midtown nowadays. Silverstein would probably only have to fork over a similar amount for shovel-ready 45 Broad. But as I mentioned, since Metro Loft teamed up with Silverstein for the purchase, they probably don't have an assemblage in mind. Metro Loft's portfolio consists of a number of high profile office to residential conversions downtown (notably 20 Exchange Place), so that is likely the plan after the tenants vacate. But an assemblage is food for thought.

One thing about an assemblage, the tower would have to restart it’s approval process.

A renewal underway for the special permit (subway bonus) that was approved for this tower. I believe they get to renew it twice before it expires. One thing about this permit, it didn't affect the height of the tower.

I hope this rises. I'd like to see more action in Lower Manhattan.

Looks like the land use application was filed June 24, 2022. Hey... some news is better than none!

Yeah, it just means they still plan on building this tower. When actual work will return is anyone's guess at this point. But it may not be as far off as we think.

This design is amazing! Let's hope it gets built to completion. Lower Manhattan needs more love. Hopefully this, 2 WTC and 80 South Street all go through.

It's just the roof. We saw the crown elements in the renderings.

Yeah, that’s just the main roof, which is below the bulkhead and parapet heights. Still, it’s about 48 ft lower than the roof previously. So the height cut may not be as much as we were expecting before.

This one was never gonna be super-luxury, but there was an office component to it. They could have dropped that, or could be shifting to rental. Or they could be numbering the same way everyone else does. Won’t know for sure until they file actual DOB documents for the amendments.

As long as it gets built with the super-luxury design, that's the main thing I care about.
