Cool AUSTIN | Denny’s Condos | 200 Feet | 18 Floors | Approved

https://austin.towers.net/meet-the-d...wntown-austin/

Quote:
Anyway, if you happen to be a Denny’s fan, please take this next item sitting down — the fairly unsung location near downtown, situated next door to the DoubleTree hotel at the corner of East 16th Street and the I-35 Frontage Road not far from the East MLK Jr. Boulevard intersection, will soon be redeveloped into an 18-story condo tower. Recent city permit activity shows a rezoning case is currently pending for the 1.28-acre tract at 1601 North I-35, seeking a planned development agreement allowing denser residential use from the current limitation of no more than 170 units per acre.

Permit documents describing the project, which use the amusing placeholder name “Denny’s Condos,” indicate a 250-unit condo building in the works by real estate firm Ledgestone Development Group, which has already kicked off a number of interesting local residential projects including the Station at St. Elmo community in South Austin.

I hope they call it One Grand Slam.

I have to admit, that is a cool Denny's. It is sort of retro. I've never eaten at that one, but at least it was/is attractive.

Ate there once after highschool graduation back in '06. It has that 50's retro look both inside and out.

Ah, yeah it is a cute little diner. Oh well, not worth preserving.

These kind of Denny's diners were built all over the country back in the 90's or 00's. There's nothing special about them.

It is cool to see more density spread beyond the immediate core and across I-35.

Honestly projects like these that expand the urban footprint are more exciting to me than 400 foot downtown towers now. 18 floors is going to look big here.

That's a great way of putting it. Expanding the footprint.

We've pretty much proven that anything that isn't nailed down in the CBD is going to '500 or so. I'd hate to start taking that for granted . . . but I don't see that dynamic slowing down for quite a while. The game now is to start going tall along the periphery, and along the major corridors.

Next to Denny's

If this thing keeps being known as 'The Denny's Condos' then it has to be built in the middle of a La Quinta parking lot 'cos everyone knows La Quinta is spanish for Next to Denny's

Except that Austin doesn't allow anything remotely tall to be built outside of CBD and possibly Domain/west campus

Just a gut feeling based on the odd lot shape and small size, location and incipient overbuilding in Austin, but I'll be quite surprised if this is ever built in the next 10 years or so.

It has a feeling of a last-gasp location.

The PC approved the ZC yesterday. It'll have 200 condos including townhomes facing 16th St. 10% of the units will be affordable. The 200' tower will be on the medium grey portion:
