Neither ZBA appeal was heard yesterday; both were continued without comment. I have no idea why.

These hearings had been re-calendared for July 18th, following the March continuance, but guess what?!? They weren’t heard July 18th — another continuance, possibly to October.

No. Also don’t know the grounds for the appeals. Keep in mind these are 2 already-issued by-right zoning permits. The appeals are against the issuance of the permits.

It would be interesting if someone would make an appointment to review the appeal filings at ZBA’s offices, which I understand is a thing they allow, according to ZBA website. That’s the only way we’ll find out more before the eventual hearing.

A little more clarity in the Eclipse daily zoning report note:

ZP-2023-011143 Oct 23, 2023 500-10 S BROAD ST, Philadelphia, PA 19146-1696 PHILA AUTHORITY IND DEV 2
In connection with an approved project, ZP-2022-012487, ZP-2022-001507, but not yet constructed: 1. Consolidate/relocate lot lines to create 1 lot from 8 lots. Property and development are currently approved under a Unity of Use of the 8 lots into 1 zoning lot pursuant to ZP-2022-012487. Therefore, this lot consolidation will extinguish and replace the Unity of Use Zoning Permit. 3. As per submitted plans prepared by Phila. Dept of Streets/2nd Survey District, dated 9/05/2023 2. No changes to existing building heights, footprints; no proposed site improvements.


The big difference is that the unity of use in permit ZP-2022-012487 included the former charter school at 512-20 S. BROAD ST (Broad & South nwc), while this new lot consolidation permit does not. Unclear how this may affect the any basis for the appellants’ appeals of the existing permits.

So, per a Naked Philly post today, things aren’t looking good…Anyone have any info on the discussions at the ZBA meeting?

“After our recent visit, it seems like the big plans at Broad & Lombard will be adjusted. Per comments just now on the ZBA meeting, the plans are being changed per a push from the neighbors at the nearby Symphony House. We anticipate seeing something smaller sadly soon.“

Are there any potential 500 footers in the pipeline for Philly aside from this one?

Give me a break... Any sizable building will block South facing units. What is the alternative?
If the Symphony House residents are this concerned about previous views, then they should have picked a different location to buy. Insane if Goldenberg caves to their nonsense.

There are a handful of "potentials" but most are still conceptual or in very early stages of planning.

The most likely is 3001 JFK Blvd. The ~512' red block building to be developed by Brandywine.

The tallest one that seems to be a go is 115 South 19th Street, last confirmed to be 611 feet tall.

Apparently residents in Symphony House are complaining about this...when Arthaus was built nearby just two years ago. Don't wanna block those lovely views of South Philly

What Naked Philly post are you talking about? Link please. I see nothing about this from them today on their blog page, nor on the Naked Philly facebook page, unless it’s buried in a story about some other project (or perhaps they later withdrew their post).Last I had read the ZBAhearings were calendared for two different dates upcoming this spring.

Thanks TK. I didn’t think to check Naked Philly on instagram, because I almost always totally avoid instagram, as I find its interface awkward and generally unusable for my purposes
