Has there been any discussion about the impact of billboard signs on development? Besides being butt-ugly and a blight on the urban landscape, they often can prevent development of adjacent property. I have been involved in negotiations with sign owners at points in the past, and it is always unpleasant. The signs are incredibly lucrative to the owners and the owners often try to get really long leases or even permanent easements for the signs, with attendant restrictions on sight corridors. I wonder if the signs on the west (south) side of Lamar at Bluebonnet are significantly impeding development of those lots, over and above the capitol view corridor problems that those lots have.

There is one more place, at Kenney and Lamar, where Oltorf comes into Lamar, that is also impacted. There is a huge billboard right beside the now-demoed bead place separating it from an old service station on the corner. What a great development site if you could put those two sites together with the now-closed pizza place right behind them.

1700 S Lamar (strip mall that includes among others- Snooze) is under contract to a major local developer, closing 60+/- days.

Are height requirements there similar to Montage or is there an ability to take that area up nearer 6-8 stories?

Now if the Office Depot and CVS at Oltorf could be remade into a mixed use PUD …

There’s clearly “supposed” to be “water” in the pool. The render just sucks.

My understanding from some friends that own land adjacent to it is that it is 100% being shopped and has been for a while.

If you look at the existing site, it looks like this could be a renovation project. Or at least part of it.

Chioco design who is the architect for the hotel also did the renovation for the building directly in front of this project. It was part of the same apartment complex and was renovated last year. There are some great shots of the completed project on their website: https://www.chiocodesign.com/projects/2121-south-lamar/
