Megan Lasch (Consultant) with Saigebrook Development (https://saigebrook.com), SGI Ventures, O-SDA Industries have partnered in this development project. They are Texas-based, women-owned firms working with the Housing Authority of Austin (HACA) to build 100 continuum-of-care studio units located on 3 lots of land at 39th St and I-35, 1004-1008 E 39th St. Currently the lots are zoned SF3 and LO-MU. The owners of the building will be SGI Ventures and HACA.They have applied to the city for a zoning change to MF-6-NP and a FLUM amendment from single use and mixed use office to multi-family. This would allow them the greatest flexibility in building height and setbacks but their proposal is building only to a height of 45 feet with setbacks of 7.5 and 26 feet.

The necessary applications have been filed with the city and state with a proposed construction start date of January-March 2023 and a 15 month completion timeline.

Brush Square’s Downtown Park Transformation Enters First Phase

https://austin.towers.net/brush-squa...s-first-phase/

The long-awaited first phase in a slate of upgrades to Brush Square in downtown Austin is moving forward after receiving the approval of its construction contract from City Council late last month, meaning it could soon be much less of a stretch to call this area “Brush Square Park.” These improvements aim to bring the square forward as a better public space and event venue, as a number of surrounding developments and upcoming transit improvements raise its pedestrian profile — not unlike the recent transformation of Republic Square into a more active downtown park.

Projects like this should be going up all throughout Clarksville, Zilker, Travis Heights, everywhere within three miles of downtown. But they're restricted to a few streets.

The Rainey Street District’s Trailhead Park Project Kicks Off This Summer

https://austin.towers.net/the-rainey...f-this-summer/

Three years and one pandemic after its first appearance in 2019, the long-awaited plan for a new “Trailhead” park providing enhanced access to the Hike-and-Bike Trail on the far south end of the Rainey Street District in downtown Austin is moving forward. The project’s development partners at the Trail Foundation nonprofit and the city’s Parks and Recreation Department expect to seek council approval of the plan this spring, with the approximately one-year construction period currently scheduled to begin at the 1.58-acre tract of city parkland at the southwest corner of East Avenue and Cummings Street by late summer 2022.

Everything gets moved around a lot here. It’d be nice to know what the moderators here are doing?

The discussion regarding up-zoning Clarksville and other small neighborhoods were moved here.

https://skyscraperpage.com/forum/sho...=238391&page=5

Some posts on the 4th & Colorado proposal were removed as the discussion was going downhill/lead to trolling, while others are now in a new thread.

A CVC determination was filed today for 901 Lavaca which is the address of this parking situation. But it is next to the Texas Banker's office building going by the address of 203 W. 10th. Can't rule it out as being related the office project.

CVC Filing:

If it was the garage, only a 3rd or so of the lot is covered by the CVC, so it could be a pretty good opportunity for some developer.

Good rundown of North Austin area projects. I was going to put this in metro, but even the ones in the suburbs are technical in Austin city limits, I believe, and it covers a lot of other places like the Domain, UptownATX, etc., as well. So here you go.

14th Street Apartments

Quote:
This six-unit apartment creates new affordable housing convenient to downtown – a critical component to maintaining the vitality and energy that makes Austin such a great place to live. The simple concept celebrates the open central stair, which creates an inviting entry and divides the building into two discrete volumes to continue the pedestrian-friendly rhythm of the street. Large north-facing windows afford ample daylight without undo solar heat gain. Restrained detailing throughout creates a simple and serene complex that breathes life into the street and the city.
