I'm surprised to see the plan commission agenda for May up already. Only three items, one being 210 N. Morgan St.
(Near West Side, 27th Ward)

A proposed Residential-Business Planned Development, submitted by Solar Junkyard LLC, for the property generally located at 210 North Morgan Street. The applicant is proposing to rezone the site from C1-1 (Neighborhood Commercial District) to DX-7 (Downtown Mixed-Use District) and then to a Residential-Business Planned Development to construct a 380’-tall building containing 204 residential units, approximately 4,000 square feet of ground floor commercial space, and 50 accessory vehicular parking spaces. A 4.5 FAR (Floor Area Ratio) bonus will be taken and the overall FAR of the planned development will be 11.5.

I'm not too surprised, there haven't been that many Fulton Market proposals in the last few months. Pretty much everything has been approved or under construction

So apparently the mixed use project that was suppose to be at 817 W Lake st will now turn into permanent outdoor dining...Not happy about this

Maybe though its a blessing in disguise. Will force more high rise density in areas that need it as developers look to areas where their developments won't get a big issue. That whole area South of the US Postal building should be razed, so much crap in that area. Also anything along the rail line, I believe West Lake Street. Just from what I've seen, a lot of infill potential. Maybe not as car heavy reliant as living far out in the coast (assuming coastal high rise folks don't take the bus).

The West Loop IMO would benefit the most. Not sure if the NIMBYs are high in that area though?

Random question but do those coastal high-rises along the lake, do they tend to have underground parking?

Or it could be that developers see the writing on the wall and are scaling back plans a bit to get more guidance from where the economy is heading.

Remember guys, there's a very real worry about a recession right now. Add escalating costs on top of that, and it's no surprise some developments are being put on the back burner.

That's my take on it at least.

I don't know all the technicalities around permitting, but it might be classified as permanent because they are making utility connections that require that permitting. My speculation is that it doesn't necessarily mean it will be permanent. The WL is so dynamic it's probably worth it even if it's really still temporary.

For instance, if you look on street view at the NW corner of Lake and Halsted, there was a 1 story restaurant built in 2010/11, then a second story added in 2017/8, and then the whole building demolished around 2020 for a new hotel. Obviously the hotel market is a little shaky, but I just thought it was a good example of how something "permanent" in this area doesn't mean much. And having a dining area that will activate that parcel in the meantime before it's developed is a good thing.

From the article for 817 W Lake when it got approved, the restaurant is using the outdoor dining in the interim.

"The developers plan to use the current site conditions for the existing BLVD Steakhouse in the interim, converting the empty lot into outdoor dining. Designed by Aria Group Architects, the new seating arrangements will offer bar seating, conventional dining, and cocktail lounge space."

It was always the plan to do this outdoor dining first and then start construction later. Not sure if they're waiting on the restaurant's lease to end or if they want to secure office tenants prior to beginning construction.

The Gild is still too short for its location, but it actually came out really good. Excited to see the retail thats going to be delivered there, it's a high foot traffic area.
