Permits have been filed for a 40-story mixed-use skyscraper at 16 Dupont Street in Greenpoint, Brooklyn. Located at West Street and Dupont Street, the lot is closest to the Greenpoint Avenue subway station, serviced by the G train. The proposed 400-foot-tall development will yield 365,651 square feet, with 363,103 square feet designated for residential space and 2,548 square feet for commercial space. The building will have 378 residences, most likely condos based on the average unit scope of 960 square feet. The concrete-based structure will also have a cellar and 138 enclosed parking spaces.

GKV Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Yeah it is. Follows a similar pattern to the Pacific Park mega development but in some cases, due to prominence, an individual thread was made for "X" development in "Y" master plan.

Greenpoint, Pacific Park, Astoria Cove are all large scale developments encompassing several blocks. Now we just need Hudson Yards Phase II and Sunnyside Yards to kick off!

Keep an eye out for Staten Island, and the South Bronx but especially Staten Island.

Yeah Staten Island will have its moments. Already ideas floating around for the Navy Yard (decommissioned).

The South Bronx is booming and the borough of Queens will continue to see by far the most permit activity in the future. Borough is hot hot hot!

Yeah but the Bronx only have 400’ tall buildings but absolutely no skyscrapers in the last 50 years since the Harlem River Towers were built. Shame.

The nice thing with some of these Bronx developments are the amount of units. In that case, less about height but more about bulk and frequency of functionality. 1000's of units in some cases. Structures with 500-700 units in them. Starts to add up in the long run.

There are near-500 ft. towers planned for the South Bronx. That isn't too shabby.

And it isn't really height, it's that there are so many Bronx towers planned at 300 ft.+ height.

Excavation Underway For 40-Story Residential Tower At 16 Dupont Street In Greenpoint, Brooklyn

Excavation is progressing at 16 Dupont Street, the site of a 40-story residential tower in the Greenpoint Landing master plan in Greenpoint, Brooklyn. Designed by GKV Architects and developed by Park Tower Group, the 400-foot-tall structure will yield 365,651 square feet with 378 residences, as well as 2,548 square feet of commercial space and 138 enclosed parking spaces. Monadnock Construction is the general contractor for the property, which is located at the intersection of Dupont, West, and Commercial Streets.

Recent photos show excavators and piling machines in action on the site, which previously sat vacant. Work should continue to descend below street level over the coming months, with the new superstructure likely emerging in the first half of 2023.

The closest train to the property is the local G train at the Greenpoint Avenue station to the southeast. The East River waterfront esplanade is located across West Street.

16 Dupont Street is slated for completion in the spring 2025, as noted on the construction board.

Rockefeller, Park Tower land $200M to build at Greenpoint Landing
11-building development will include 5,500 apartments

Rockefeller Group and Park Tower Group have secured a $200 million construction loan to build a 40-story residential tower at 16 Dupont Street as part of the Greenpoint Landing development.

Japan-based Sumitomo Mitsui Trust Bank took over financing on the project with a $230 million agreement that retires $30 million originated by Signature Bank, records show.

The tower will have 378 residential units, and 2,700-square-feet of retail space. A portion of units will be set aside as affordable per the city’s now-expired Affordable New York Housing program, said Park Tower president Marian Klein. GKV Architects is listed as the architect of record for the 470,000-square-foot building, according to the Department of Buildings.

Excavation of the building’s foundation is underway, New York YIMBY reported. Park Tower bought development rights for the site last summer for $23 million, and Rockefeller joined the project in December 2021. Rockefeller Group did not immediately return a request for comment.

The 22-acre Greenpoint Landing development will deliver 5,500 units to the Brooklyn neighborhood, near where the East River meets Newton Creek. ANd 1,400 will be permanently affordable across 11 building sites.

Park Tower is working on four other Greenpoint Landing developments with Brookfield Property Partners, which last year secured $500 million for a pair of residential towers with 745 units at 227 West Street. Brookfield has already completed three buildings at the megaproject: One and Two Blue Slip, and 1 Bell Slip where market-rate one-bedrooms list from $3,100 to $5,400.

L+M Development Partners is spearheading the megaproject’s three affordable housing buildings, located at 5 Blue Slip, 21 Commercial Street and 33 Eagle Street.

Monadnock Construction is the general contractor for the property, which is located at the intersection of Dupont, West, and Commercial Streets.

Work was just breaking ground at the time of our last update in August. Crews have since progressed below grade, and a corrugated steel wall has been constructed around the perimeter of the site as work reaches deeper below ground. Recent photos also reveal the start of foundations on the eastern end of the lot; a network of rebar is protruding where the building’s columns will soon rise. Based on the pace of progress, it’s possible that the superstructure could begin to emerge above the green sidewalk fencing sometime this spring.

The main rendering, which was spotted on the Council of Tall Buildings and Urban Habitat website, depicts the wide northern profile and shows a façade composed of floor-to-ceiling windows framed by vertical strips of white paneling running from the podium to the parapet. A mechanical bulkhead clad in a gray metal screen caps the tower, while the podium appears to feature a gray brick envelope on the Dupont Avenue elevation.

The closest subway to the property is the G train at the Greenpoint Avenue station to the southeast. The East River waterfront esplanade is located across West Street.
