Booooo (I know, beggars can't be choosers)
but, we lose 8 feet and that neet roofline?!?!? I thought that looked pretty cool and unique.

I seriously doubt the "cloud roof" was ever going to be the design we were going to get. The facade design of the previous one resembles this one, just not as far along in design. Now that I look at it, that structure seems tacked on, which makes me doubt they were ever serious about it being built. I also think the current facade design is better than the old one.

Previous design was sleeker but nothing to write home about, I’m sure the residents will appreciate having balconies.

Yeah, turns out this wasn't value engineered after all. They took away the bubbles on the roof and gave everyone balconies in exchange. Fair swap, IMO.

Love the addition of balconies. This tower will look epic at night--so much life!

With more than 600 units, this building may have somewhere in the range of 900-1000 people living in it. It should have people coming and going at almost all hours of the day and night.

The population density around Rainey should be crazy high once everything gets built out over there.

I can't move beyond how bad it looks to have what I assume to be water lines connecting the planters on the parking structure. It seems like an afterthought, yet it's in the rendering. Not sure the planters will even happen, but it just looks bad.

I don't think I noticed it on first glance, but looking back I think you're right. I can't imagine what else those connections between planters would be, but I also don't see any reason why they wouldn't be hidden...

Either way, 70 Rainey I think is by far the best example of a planted garage being successful, so hopefully they can take some pointers from them (or just hire the same landscaping subcontractor).

Any work on this on yet with the construction fencing up? I imagine the first step would be to move House Party behind Reina?

No pictures but lots of activity on site today. Looked like utility work, tree clearing, and prepping the former House Party to be moved. There is also a big front loader on the site.

At least they could have spent 20 more minutes designing something that isn't copied and pasted from 293 buildings in Miami or Vancouver.
