They are currently on the forming for the 18th floor. It's a 21 floor building and parapet. At the rate they are going, it should top out mid July.

Can't wait till that black tarp comes off. I've never seen a high rise here covered up like that during construction before.

Apparently that stuff is a lot cheaper than it looks ($0.10/sqft) and adds to worker safety and collects debris inhibiting damage to nearby properties. I would wager it's a relatively recent insurance requirement.

I'm noticing some commentary about The Derby showing up in other threads. I figured it might serve as a good reminder to bump this one.

I'm joining a few others in the observation that the completed structure is not shaping up to being one of Phoenix's most attractive high rises.

If I had to say something nice about it... they sure did a great job of matching the color scheme and some design features to the neighboring Coronado Hotel. Accentuating one of the neighborhood's historic boutique hotels was a great way to complement such an eclectic surrounding area.

Its not even ugly? Wtf people? it looks better than most of the other high rises that have been built in the last couple of years.

I've decided to withhold further judgement until it's done and decent close up pics are posted. I have to admit I am not at all a fan of how beige it is, it certainly didn't look that beige in the renders. But we'll see.

It's not horrible, but I can't find anything nice to say about the single column of windows that's 20 stories tall. Or the coffin look of the parking structure on the northside. Put a mural on it or something lol

I just think how funny it is that we are judging the quality of these high-rises when just a few years ago the only thing we had to talk about were garden, mid-rise apartment buildings and speculative high rise development... We've come a long way!

It was designed with no windows this way for a reason. The north side is 3' from the Angels lot. If they had tried to put in residential windows, they would have probably been facing another lawsuit from Matt. I'm actually surprised that they were able to get away with a single row of windows TBH.

At first I was thinking they must be for the stairway, but looking at the the floorplan, I think they are windows at the end of the hallways (highlighted in yellow below). The floorplan makes it look like the hallway ends, but I think that is wrong.

What are the odds that will be right up against the side of another building some day? In that case it won't matter a whole lot.
