Tower Place - Broad and Spring Garden Retail Development

Looks like this may be back on and they have signed CVS and Cross Fit as a tenants.

^^Thank god, the base of Tower Place is truly awful, it has no life whatsoever. Retail at that corner would be amazing.

Totally agreed. Broad and Spring Garden should be a great intersection and entryway into Center City. But as is, it's incredibly blah. This would be massive.

Development group sees return of creative users to 915 Spring Garden St. building

The old Reading Railroad building at 915 Spring Garden St., which once accommodated about 100 artist studios, has been acquired by a local development group that plans a return of creative users to the property.

Arts & Crafts Holdings, which has snapped up a number of other properties in the immediate area north of Center City, paid $6.5 million for the 75,000-square-foot building, according to records filed with the city.

Craig Grossman, an Arts & Crafts general partner, said in an email that office tenants from creative fields are being sought for the more-than-100-year-old building, which will also accommodate studios for artists and craftspeople.

The developers also hope to lease the five-story building's ground-floor space to a locally based retail tenant, Grossman said.

I was extremely (but pleasantly) surprised while riding the El from 69th Street Terminal yesterday on my way to class.

I didn't have time to take pictures, but it looks like Front Street isn't the only street abutting the El that is seeing infill development! I decided to sit on the right side of the El today, and noticed that there is infill development occurring near 60th Street Station. I was surprised to see new infill development that far west of 50th Street, especially on Market! Certain sections of Market Street in along the El's viaduct in West Philly look disastrous.

I don't know if this has already been noticed/captured in pictures that have been posted here, but it was nice to see! I'll have to stop by and take pictures when I have some free time from my studies.

Looks kind of weird but anything is an improvement here. Any chance this means something is planned for the lot behind Tower Place as well?

The site plan (on the MSCretail page) indicates this will run the full width along Spring Garden, but leave the parking lot area west of the existing Tower.

Re: Broad/Spring Garden - Thank goodness! The chain-link fence with green christmas garland inserts is such an insult to the sidewalk in this area. Hideous. I would be glad to see it go.

RE: Broad and Spring Garden

I don't know if this addition is the right answer for the area. I'd rather keep the "park" that was there prior and focus on adding retail around it and getting rid of the surface lots. Those lots will eventually be developed, maybe not in my lifetime, but when that does happen the park space would be nice.

The parking lot area is for a future 18-story residential tower addition.

The Adaptimmune building is in the distance with the diagonal window shape.

Despite the growth and increased density in the Navy Yard, there are still a number of large surface parking lots in the newer North end. The parking lot in the far left of the picture is GSK parking and seldom ever used since they went through their last restructuring ~2 years ago.

The cars lined up in the upper left corner are parked here after coming off of ships at the port. Imported cars are parked in any vacant/unused lot around the port area.

^^The Navy Yard has seen impressive growth. I think the idea is to build surface parking lots for now, and then slowly build on the lots as the area gets denser and more built up.

Riverfront site of failed Trump Tower Philadelphia for sale now as townhouse project





Looks like the renderings show the Festival Pier development next to this rendered into the project as well.

Northern Liberties-based Shovel Ready Projects, which represents the 2.13-acre tract's ownership, has secured permits for a 41-home development on the property known as Pier 35 1/2 at North Delaware and Fairmount Avenues, spokesman George Polgar said in an interview.

The four-story homes would each be about 2,800 square feet, he said.

The group of investors represented by Shovel Ready bought the property for $2.4 million on April 23. It is now being listed for sale, with plans and permits, for $12.3 million, Polgar said.
