I can't wait to see this thing when it tops out. It might be one of my favorite buildings in Austin (behind Waterline)!

The glass is turning out really well and this will make a great addition to the skyline. That being said, I hope at some point part of this 17-story parking garage can be converted to residential use. Crazy - but understandable considering the zoning rules and marketplace of today - to think that much of this building is going to the storage of cars.

Ha! I laughed out loud at this one. I still contend this is going to end up being a very nice building, and if you're going to have a massive parking podium, this is the way to do it. Just hoping we don't need these parking podiums moving forward. Austin is talking about doing away with parking minimums, but will be interesting to see how the market responds to that if it comes to fruition.

I know everyone hates on parking podiums, but when they’re integrated well, they add A LOT of height to our buildings without destroying street interaction. Unfortunately, so many of them do not integrate their podiums very well at all and it destroys the streetscape.

We’ve removed parking minimums, but I still expect developers to include parking podiums in most projects (particularly for-sale residential, for-rent maybe slightly less so). Office projects may or may not offer parking, whereas new build hotels may be the use most likely to eliminate parking from their designs. However: most of the practical impact of the parking change will likely occur after Austin has fully built out ProjectConnect and is embarking upon expanding the system. We’ll likely still be getting lots of parking podiums in the interim, because the market still demands it.
