2100 Hamilton from the Parkway this morning. The scale of this project doesn't dominate the view or detract from the Museum anymore than the neighboring existing buildings.
20-Unit Building Topped Out in Ludlow with Income Bonus Utilized

About a week ago, we wrote about a 48-unit, mixed-use project that is underway in Ludlow between Marshall St. and 7th St. on Girard Avenue. Just behind that project, another new building is topped out and moving towards completion at 1222 N. Marshall St.
1222 N. Marshall St. is a 6,081 zoned residential multifamily (RM-1) zoned parcel. The project currently underway is a 4-story, 20-unit building with a green roof and a roof deck. The development is being built by-right on the site of a formerly vacant lot by utilizing the green roof bonus and the moderate income bonus.
Can the rest of Old City take note haha there's too many parking lots in old city, most notably the 2 by next National Mechanics and the one by Front and Chesnut.

Permits have been issued for a large Multifamily development at 225-27 North 12th Street. The development will stand six floors tall and hold 19 residential units, all apartments. Additionally, seven bike spaces will be included in the project as well as six off site parking spaces, with one set to be Van accessible. The building will total 16,363 square feet of space and cost $2.9 million to build. Tester Construction is listed as ten contractor for the project, with Coscia Moos Architecture doing the design work, although renderings are unfortunately not available at this time.
I remember this being controversial but having lived by this property, I can say confidently that this is a huge improvement. Their overflowing dumpsters were frequently scattered on the sidewalk on Carpenter making it nearly impossible to get through (especially with a wheelchair or stroller). Also the front of the property was always covered in trash. Ultimately it sucks for the businesses there but the owner is selling so that's the reality of it.

Around 6 years ago, a parking lot and 1-story garage were replaced by 6 large townhouses with parking at 300-310 N 2nd St. in Old City. Just to the north of these townhomes, a 6-story, 21,000 square foot, 24-unit building is now under construction at 312 N. 2nd St. The building is already topped out on the 3,682 square foot parcel that previously held a 1-story building that was most recently a jewelry store. The building is being called The Edison.
