The sentiment is nice, but I believe them when they say research indicates its likely to sit vacant. A lot of new buildings are constructed with ground floor retail that is not being filled. East Market is struggling to fill vacant retail slots in the heart of center city.

^Some sort of "amenity retail" that is also open to the public should work. It doesn't have to be a ton square footage.

Even a lobby entrance or something with windows would be nice. A looong solid wall isn't going to do Market any favors.
