A UK based sports betting company wants to build a 120k sqft 800 person HQ in DOWNTOWN TUCSON

What are the people in City of Phoenix even doing all day?

... the rest of the article said that they were also considering Nashville and Denver, the latter of whom has already committed to tax incentives.

Strange that a sportsbook company would even mention Nashville and Tucson in the same breath as Denver.

Why not Nashville? They are a 2 pro sport city now, and may be a 3rd when MLB expands. Tucson is the odd man out here.

Edit: Another question between the 3 is what type of sports gambling is legal in each respective state. All of them allow online sports betting, while Tennessee doesn't allow retail sportsbook locations. Maybe that's an issue? Overall, I would think this company would want to be within a pro sports city at the very least.

2nd st and portland

A coworker just got a set of plans to bid a 24 story apartment building @114 E. Portland.

general said they were awarded project so must be a go.

the lot was bought by a Chicago developer not too long ago.

NW corner of 2nd st and portland.

Wow, this one slipped under my permit searches. Fact Finding and SDEV were submitted back on 10/06/22 and a hydrant flow test was submitted on the 14th of this month. I'll pull a RR and see if I can get some renderings and more info.

While you're at it, see if you can request any additional information on the following lot? I think it's the same Chicago developer and they are also proposing a tower here.

I had always thought those condos intended to develop the whole block but this is great news.

Not long before most of the space between Mcdowell and Washington will be developed!

24 stories at that location will look cool it will feel like you are driving under it when going into the tunnel on the 10

Poking around that area I remembered this site was razed last year... has it begun construction? Has there been an update on this ("The Moreland")?

I posted the fact finding info a couple months ago on the NWC of 2nd and Portland tower.
Not a whole lot of into in the FACT Finding package and no renderings or elevations. Below is old from January, but that's all I have.

Thanks for finding this information. Looks like a preliminary massing study model. Obviously still in the design phase.

PEG COMPANIES

The hotel is being developed by the hospitality arm of Utah-based PEG Cos., which purchased the building in 2019 for $14 million. The development of the hotel was put on hold for several months because of the Covid-19 pandemic in 2020.

Because the Luhrs Building is a historic property and PEG wanted to preserve and feature many of the historic touches of the building, development took longer than most projects, Bicakci said. Overall, the project cost more than $40 million to develop.

Besides the bar, there is a game area on the ground floor and a library/sitting area above the bar area. The hotel also features a fitness center and will have valet parking.

European roots
The Moxy brand is under the Marriott International Inc. (Nasdaq: MAR) umbrella and has its roots in Europe. The Moxy brand has been associated with hanging up provocative images and throwing big parties. While it still is a bit irreverent, Bicakci said some of those vibes have been dialed back a bit, but Marriott wants Moxy to be one of the most edgy brands out there.

“It is literally one of my brand standards to force my employees to have fun with the guests,” Bicakci said. “We are not saying ‘sir’ or ‘at your service,’ ‘how may I help you?’ If you call the front desk, we will pick up the phone and say ‘Hey, what's up?’”

PEG COMPANIES

This is the second Moxy hotel in the Valley, coming after the Moxy in Tempe, which Bicakci said has performed well being near Arizona State University.

Jairah Ramirez, Moxy Downtown Phoenix’s director of sales, said the property is targeting both business and leisure travelers, as well as locals who want to extend their night out in downtown Phoenix.

“We are for the weekend warriors coming out for the concerts, the shows, the games, all of that,” Ramirez said. “We like to call out guests the ‘fun hunters.’”

While set to open in June, the property is taking reservations online starting in August.
Opening in June but taking reservations starting in August??? Soooo do they mean June 2024?

While opening in June 2023, they won't accept reservations until August 2023.

Speaking of 2nd st and Portland St. In downtown/ Roosevelt row.

Occasionally I go downtown and park around there and walk to one of the bars in that area. I always wonder why those dirt lots are all sitting there.

It seems like a desirable spot and I am surprised that many of those lots haven't been developed. Not even with large buildings it seems like a great spot to have already built small projects like townhomes or those 4 story residentials around there. I do see the post about the 24 story tower now.

I know a lot of your guys are architects, real estate, etc. I'm not so I don't know. Is it a zoning issue? A price of land issue? Only high density? It seems like right in the middle of a popular spot and any sort of development would be snapped up.

RR came back today. I don't have time to really look through to see if there are any new renderings and whatnot. But the fact finding does state that the height will be 275' and a height variance will be requested.

That is great height and a lot more residents coming into the Roosevelt area. It's hard to keep tabs but how many new residents will be downtown when the current slate of projects finish up?

The lot surrounding enHance used to actually be a full block of vacant commercial buildings up until about 2007. At one point around that time, they were all torn down and a for sale sign was posted in one of the worst misses in adaptive reuse downtown in memory. The enhance developers grabbed it and ultimately built phase 1, but because the market for crummy small woodframe condos is very small, it the rest of the site languished. It took them years and years to realize this and I assume they were just holding it on for investment until it finally sold to the Chicago team that actually knows how to build.

Chase Tower

This may have been discussed before, but I heard from a reliable source that Chase Tower is being renovated into new ground floor retail, 6 floors of commercial and the rest as residential? An ABC article from last year seems to confirm this with Chris MacKay saying this new mixed-use tower could have "residential, a hotel or commercial."

Thoughts?

I don’t see that much commercial space in demand in that configuration downtown that can’t already be met by class B properties.

MacKay’s statement is pretty much irrelevant because it’s not like a pig processing plant would ever go in there, she has all the actual speculative uses covered. I think her comment was more directed at a general audience so yokels thinking about grow ops and homeless shelters shouldn’t have to worry/be disappointed.

Chase also has a very problematic “ground floor” from what I remember. Concourse retail is not ground floor and limits what they can do with it. An actual restaurant needing a grease trap and ventilation doesn’t fit without major retrofits, for example.
