May 18th, 2023 Plan Commission Hearing

A courtesy presentation of a proposed site plan review, submitted by the University of Illinois System/Capital Development Board, for development of the Discovery Partners Institute (DPI) Chicago Center for Education and Research in Waterway Planned Development #1434, Subarea 2 at 1519 S. Wells Street. The applicant proposes to construct an eight-story, 135’-6” tall building at 1519 S. Wells Street with 200,000 square feet of office, classroom, lab and event space. Two (54’ x 14’) loading berths will be provided. The overall FAR of the development will not exceed 4.59.

^ Agree. If LY and 78 are the only alternative sites being considered (and SF is out of question), please just move out of the city already. I don't like a stadium for either of those. At any rate, I've become quite fond of the idea of a suburban move with time.

Does anyone know what's going on at the 78 site? There is some type of staging and activity near the newly constructed Wells Street.

People were posting on twitter that the heavy duty barriers from the NASCAR race were being stored there.

They have not only stored them in a large square area, they have also lined the street with them today. Is there going to be a drag race?

I dunno. Maybe this is a clever way to get Wells St opened to bikes and pedestrians while discouraging drag racing, fly dumping, and other illicit activity involving motor vehicles. They clearly don't think the street will be opened to car traffic before next year's NASCAR race. The most they will get is construction traffic to the DPI site if/when they break ground next spring, but that can just come through a secured gate at one end.

DPI is supposed to have a bid award in October with site work starting in April (assuming the timeline hasn't slipped, which is optimistic...)

I noticed on google earth that there is a pin on the 78 site labeled "riverfront stadium". I know some people have mentioned the 78 to be a good site for relocating some of the teams who are thinking of moving, but I don't believe that's anything past speculation. Anyone know what this Riverfront stadium may be referring to?

My guess is that Google Earth tried out an AI program, and it mistook the 78 marker for a stadium corporate sponsor sign.

maybe Google is buying the Bears and moving the stadium there, and it totally hasn't leaked except someone accidentally uploaded the map metadata. </wild speculation>

White Sox in ‘serious’ talks to build new stadium in South Loop’s ‘the 78’

"The White Sox are negotiating with developer Related Midwest about the possibility of building a new ballpark on the South Loop parcel known as “the 78.”
Sources familiar with the talks, all of whom asked to remain anonymous, described the negotiations for a baseball-only stadium as “serious.”

As long as it’s a people-oriented stadium surrounded by restaurants, entertainment venues and public space and not parking lots great! Hopefully a new red line stop can be added as well. The emphasis on it being a baseball only stadium means the Bears are playing no parts in this, I also wonder what this means for the residential and office space originally planned for the 78
