Tree Work Begins At Site Where 800+ Foot Mandarin Oriental Tower Planned

DERM records also show that an application for a $3.2m seawall rebuild at the property was filed in recent days.

The property is privately owned by developer Swire Properties.

According to a tree permit approved earlier this year for the site, the following was planned:

tree relocation – 25
tree removal – 10
tree removal (prohibited species) – 3
tree replacement planning – 4
The Residences at Mandarin Oriental is planned to rise over 800 feet, and will have 220 residential units.

Next door, a second tower is planned to rise around 400 feet. It will include 151 guest rooms, 61 private residences and 28 hotel residences.

Kohn Pedersen Fox Associates is the architect.

This is some way out from being under construction. They'll need to demolish the current Mandarin Oriental hotel building, which is somewhere in the neighborhood of 16-20 stories. If and when they do, highly recommend seeing if you can buy any of the furniture if they are getting rid of it. The rooms are rather nice.

Swire Signs Utilities Agreement For 800 Foot Brickell Key Tower

An affiliate of developer Swire Properties has completed a utilities agreement for two towers it is planning on Brickell Key.

According to the October 5 agreement, the development will include in Phase 1:

6,500 square feet of office
Phase 2 will include:

289 residential units
179 hotel rooms
28,054 square feet of full service restaurant
Henry Bott signed on behalf of the developing entities, Swire Brickell Key Hotel, Ltd. and Swire Jadeco LLC.

A Mandarin Oriental residences building and a hotel building are planned, the developer said earlier this year.

The “architecturally spectacular” towers are being designed by Kohn Pedersen Fox Associates. The taller residences building will rise over 800 feet, with the second tower around 400 feet.

Construction permitting for a temporary sales center with an estimated construction cost of $7 million is underway, according to Miami Building Department records.

Last time I saw the site (about 3 weeks ago) they have the park closed and fenced off, there is some digging in the ground with some backhoes etc but no foundation equipment on site.

So I'd consider it 'site prep'. I think @Atloic could add this to his 'site prep' category for Brickell in the rundown he did in the general Miami construction thread.

The full rundown you did in the Miami thread is incredible. Thanks for that. There's so much going on in the city - it's quite exciting. The city is on track to transform itself again over the next 5 years.

I can remember the days of the failed Met III and thinking Miami would never be able to top that boom.

Anyone know or have reference to the crane count in Miaimi or in the region? It curiously tends to be left off such indices. Going by Altoic's under construction projects averaging 1 crane per project, that would put it at 50 cranes...

Fascinating we don't hear more hype about it - construction there is meteoric.
