Three Rivers -

Here's a random one -

I visited my in-laws over Christmas in Three Rivers. Right down the street from their home, the Metro @ Maplelane project is finally getting underway. This under-utilized strip development has sat derelict for decades along N. Main and has lately served mostly as a site for drivers ed. tests. It is finally getting new life. The Three Rivers Area Chamber of Commerce will anchor the redevelopment, with space for other commercial businesses planned. Not crazy about the new name, but this is a positive improvement for an old-school strip mall.

I believe the barrel-roofed portion was at one time a bowling alley and / or roller rink. I can almost make out the word "bowl" on the old signage that has been uncovered. There is some funky mid-century detailing. I wonder what relics are hidden within.

Muskegon -

I'm honestly having a hard time keeping track of all of the development news coming out of the Muskegon region lately. There is an excitement and a buzz here that has only grown through 2020. It is fun to watch 50 years of disinvestment continue to be reversed. I'd wager that outside of Grand Rapids (and maybe Holland) the Muskegon-area is investing more in development than any other region on the west side of the state right now. Muskegon City Manager Frank Peterson - along with the city's Economic Development Director Jake Eckholm - have been leading the charge. All signs point to momentum continuing into 2021. Most of the new development has been focused along Western Ave.

Here's some other things gleaned over the past few weeks -

1. 2020 Development Recap

Quote:
COVID-19 slowed but didn't stop construction boom in Muskegon's downtown
The construction projects in Muskegon's downtown include a convention center, along with high-end and affordable housing.

2. Marijuana Facility Planned for former Shaw-Walker Factory

Large marijuana grow operation recommended for sprawling old factory in Muskegon

December 16, 2020

MUSKEGON, MI – A large-scale marijuana growing and processing operation could go into the vacant portion of the old Shaw-Walker factory in Muskegon, a section of which currently houses condos. The Muskegon Planning Commission has endorsed a request by the building’s owners to be zoned for all types of marijuana licensing. The building, which houses the Watermark Lofts condominiums, Coffee Factory restaurant and the Watermark 920 Conference Center, was already placed in a district that allows for marijuana retail sales...

3. Former Nugent Sand Mining Site Acquisition

New 200-acre park on Lake Michigan could open next year near Muskegon
Lynn Moore | MLive
December 4, 2020

MUSKEGON, MI – A new 214-acre “quiet” recreation area on Lake Michigan and featuring a large inland lake near Muskegon could be open to the public next year. The project to transform the former Nugent Sand mining operation into Dune Harbor Park got a large boost Thursday when it was recommended for a $5 million Michigan Natural Resources Trust Fund grant. It received the highest ranking out of 37 applications for land acquisition...
The land is loosely bounded by Sherman Boulevard, Lincoln Street, and Seminole Road in the city of Norton Shores and represents about 1/3 mile of Lake Michigan frontage. This would be cool because it would be so close to the city of Muskegon, even within walking & biking distance for some residents.

4. 1204 and 1148 W. Western Ave. Redevelopment

Developer has ‘ambitious’ plans for former industrial property on Muskegon Lake
Rose White | MLive
December 3, 2020

MUSKEGON, MI — More than 30 acres of a former industrial site on Muskegon Lake will be transformed into businesses, homes and a marina in plans from a local developer. Ryan Leestma of Leestma Management LLC says he currently has two waterfront parcels on West Western Avenue under contract, and he expects to close the deal in early 2021. Concepts being considered for the site include plans for a marina, mixed-use residential space, a restaurant and single-family homes...
This is the former site of Westran Austin Trailer Division and Michigan Steel (demolished in 2014). It is one of several key properties that the city has been targeting for redevelopment, as Muskegon Lake transitions from an industrial hub to a mixed-use, live-work destination. Definitely one to keep an eye on!

Muskegon (Fruitport Township) -

As we kick of 2021, the push to build a new casino in Fruitport Township will shift from the federal level to the state & local levels. The Little River Band of Ottawa Indians got Land Trust Approval from the Bureau of Indian Affairs on Thursday, December 31, 2020 -

MUSKEGON COUNTY, Mich. — The Little River Band of Ottawa Indians has been seeking permission to build a casino in Muskegon County for the last 12 years. To date, much of that time has been spent seeking permission to build the casino in Fruitport Township at the former Great Lakes Downs racetrack at the federal level. As 2020 comes to a close, so do the efforts to gain federal support for the project. Little River Band of Ottawa Indians' Ogema Larry Romanelli tells 13 ON YOUR SIDE the Bureau of Indian Affairs has signed off on the project...

Muskegon -

A massive Planned Unit Development has been announced for Muskegon Lake. The $110 million proposal would include a mix of residential and commercial development, based around a "town center" plan. It is being referred to as Harbor 31. The 35-acre parcel is the site of a former Teledyne Continental Motors industrial facility, and some remediation is still required. An earlier redevelopment plan branded the area as a "SmartZone" - an initiative which attracted... a few things, including a GVSU Innovation Hub, an office building, and a few condos - but it never reached its full build-out potential. It is located just east of the Terrace Point housing development, and much of the road infrastructure is already in place.

This whole proposal looks really, really ambitious. Muskegon is hot right now, but it all seems to be moving too fast for something not to hit a snag soon. We will see.

$110M Muskegon Lake development proposed for land that was eyed for casino near downtown

MUSKEGON, MI – A $110 million residential and commercial development has been proposed for a prime piece of Muskegon Lake property that was being reserved for a casino that never materialized. An updated “planned unit development” proposal for the “Harbor 31” property off Shoreline Drive near downtown recently was approved by the Muskegon Planning Commission. It includes single family homes, apartments/condos, a senior citizen living complex, boat sales and storage, marina, retail area, office building and a hotel...

The Harbor Grand Hotel suffered a fire in 2019 caused by a lightning strike. It led to extensive water damage that necessitated a total shutdown and major reconstruction. The revamped hotel looks so much better, in my opinion -

Glen Oaks Community College recently received a 2020 Honorable Mention in "Spaces4Learning Education Design Showcase" for the ~$3 million renovation of its Grand Concourse & surrounding spaces. This was a 190,000 SF remodel of the original, Gunnar Birkerts-designed brutalist campus, which is quite unique for rural Michigan. It's certainly eye-popping, and reminds me a bit of any number of airport concourses. Arkos Design was the architect, and Frederick Construction was the CM. I don't know how well this will age...

Allegan -

Tantrick Brewing Co. recently announced that it was relocating to downtown Allegan, with plans to expand their operations. The microbrewery currently operates a small production facility and taproom outside of downtown, at 633 114th Ave. Now, the owners are taking on two separate projects in the downtown area. The first will be a 2,100 SF development at 134 Water St. (formerly a pet grooming salon) for increased production capacity. The second will be a new taproom and restaurant at 243 Hubbard St. (former Long Branch Saloon). They are getting help from the city in the form of a 12-year Industrial Facilities Tax Exemption, with additional support from the Allegan Area Chamber of Commerce and Lakeshore Advantage (the local economic development organization). Sounds like good news for Allegan.

It’s amazing how downtown Muskegon has been transformed over the past decade and continues to progress. Despite the obvious statement of location, location & location the city’s economic shift from an old industrial center to thriving shoreside showpiece of Metro GR is gratifying to watch take off.

It's incredible. And the future looks brighter & brighter as sites continue to get cleaned up & converted to new uses. On that note -

EPA completes Great Lakes Restoration Project in Muskegon

MUSKEGON, Mich. — The EPA announced on Wednesday the completion of a $6.6 million Great Lakes Restoration Initiative Project in Muskegon... The Ryerson Creek Outfall is a 12-acre site located on the shore of Muskegon Lake that has been contaminated with petroleum, metals and polycyclic aromatic hydrocarbons. The GLRI-funded project successfully dredged 10,600 cubic yards of contaminated sediment, removed more than 2,000 tons of mill debris and covered a two-acre area with clean sand...

Holland (Township) -

HOM Flats at Felch Street is scheduled to break ground this Spring. While the architecture is underwhelming, it will bring 114 apartments to the area, a mix of "affordable" and market-rate units. This is the same developer - Magnus Capital Partners - that is behind the new, similarly-styled HOM Flats at Maynard - which was just approved in Grand Rapids.

Muskegon -

I was near Muskegon for work yesterday, so I took a look around afterwards. I haven't walked around downtown Muskegon in forever - it looks good! Topped it off with a sunset watch over Lake Michigan, at P.J. Hoffmaster State Park. I'll share these photos in several posts so I don't over-burden the thread - a mix of old, new, and under-construction -

(Part 1 of 5)

First, a stop in nearby Norton Shores - Mercy Health's new 40,000 SF, $20 million mixed-use facility is open at 3570 Henry Street (former Kmart site) -

Now on to downtown Muskegon - Frauenthal Center - the crane in the background looked like it was for some rooftop equipment work at Muskegon

Holland Township -

A big development plan around The Shops at Westshore mall has received initial approval (again), after some changes to the site plan were made. It was last proposed in December 2019, and now a revised plan was shared at the Township Planning Commission meeting on February 02. The development team consists of current mall owners Jean Ramirez & Greg Erne / Westshore Mall Investors LLC

The project, called "The Commons at Westshore" would include a mix of residential and commercial space, in addition to a new skilled nursing facility - not seen in the original site plan. A rezoning change would be in order, which the commission was amenable to recommending. The residential units have been reduced from 341 to 266, and would consist of a mix of apartments, live-work units, and townhomes. There would be three phases of work, starting with the Skilled Nursing facility (northeast portion of the property). Construction could take 5 to 10 years if things stay on track -
