New midrise apartment building going up in Elmhurst. East of York, south of the Jewel. Didn't see anyone report on it yet. It's big, they were pouring the 2nd level.

Developer Hints It May Sue Elmhurst If Denied
https://www.msn.com/en-us/news/us/de...b943dcb47521d7

Quote:
The developer's proposal is for a 109-foot building with 28 condos. That could be profitably developed without any subsidy through the downtown tax increment financing district, Day said.

He said a 98-foot building could also be profitable with "only modest" financial assistance through the TIF.
TIF money should not be spent to build a smaller building that pays less property taxes so that the residents of a 6 story building don't have to see a 9 story building.

^ wow, that's quite the modern statement for my sleepy old childhood burb.

I'm surprised the village allowed it.

And it's LIGHT YEARS better than that other TOD trainwreck abomination built a decade or so ago just a bit south on green bay road.

I love Hovey's work. . . especially like how he peppers the North Shore with these great modern buildings. . .

Evanston 718 Main Street - Vogue Fabrics site. I like the density this project adds and it should also help the recent livening up of the area.

I was at Oakbrook mall last weekend, driving around Spring Rd, I saw extensive site work at the "Butler" highrise development, and suspect construction is imminent:

I think this might be an older design render, but I hope not because the new one sucks more (I'm not even gonna bother linking to it).

The design itself does not look that bad up front. I like the proportions. It is the context surrounding the base which defies sense and aesthetics.

I'm out there every week and they haven't done much at the site outside of site prep work. . . but unless they've done something in the last 10 days I don't think it's anything new. . . I'll be back out there on Monday and get pictures if anything has changed. . .

Might be my bad, I drove by and saw work, but perhaps 'extensive' was not the best descriptor

Basically, there is ongoing site work.

Really?! What is the market for that tower?

This isn't LA or Atlanta. Why would you spend tip-top dollar for a condo in a shopping mall parking lot? Certainly there is a market for condos in the burbs, even luxury ones, but there's zero need to go high-rise.

In LA there are hills so there are a lot more low rises with views. Here you need to be in a tall building so I can understand some of the appeal. Some people also like the security a highrise can provide as well as valet parking or a doorman. The design isn't that bad imo for postmodern.
