Yes, yes, I know - you probably massing proportion on those sides are ok......I get it.....
Sam, I guess the point a couple of forumers are making here (including myself) is that once you have made your argument in a thread that is solely devoted to a single development that you cannot stand that particular development, it is polite to simply step out and stop commenting unless you have something else about it to say.

^ Not how this works - at all. This is an ogoing discussion. I'll continue to periodically make (likely given this particular design 99.999% negative, and some very, very harshly so, at that) comment in this thread. Just as in any thread, some (including myself in others) will periodically make very positive comments, some perhaps even seemingly somewhat repetitive. Some comments may annoy you, irritate you, seem excessive and/or repetitive to you. Just deal, I suppose....

as much as some of you seem to be into circle-jerking, it's not really my cup of tea.

i'm gonna go ahead and ice this one until there's some actual news to discuss.

451 E. Grand was just approved by the Chicago Plan Commission at 68 stories and a total height of 850' according to the renderings and diagrams.

Wow, so they're keeping the full height despite the reduction of 100 units? Interesting....

yeah, that's some crazy reshuffling of the pieces.

all one bedrooms are now 3 bedroms and all two bedrooms are now full floor penthouses and the former full floor penthouse is now the entire top five floors of the building.

Chicago Architecture Foundation reporting it was approved as a 65-story building. Original reports were that this would be an 84-story building. I'm wondering if some 100-150 feet got lopped off.

uhhhh, i've been following this project from day one and i don't ever recall any reports of an 84 story building. this one has been in the mid-upper 60s for floor count from the very beginning.

besides, Bvic's word is more trustworthy than CAF's.

From Chicago Architecture Foundation on September 15, 2014

So I guess I can't read. They proposed is as a 67 story building but the article describes it as visually appearing to be 84 stories.

your link is to the chicago architecture blog, which, to my knowledge, is not related to the chicago architecture foundation. two different entities.

that's a very misleading statement that equates all skyscrapers with having 10'-0" floor-to-floor heights. some skyscrapers have roughly 10'-0" floor-to-floors, but many do not. floor-to-floors can be as low as 8'-6" or as high as 20'-0" or greater in some extreme cases. the number of floors in a building is never directly tied to how tall it stands when measured in feet and inches.

I am pleasantly surprised that they kept the height. It seems that keeping the views for the condos was the priority. Which I think is good news I assume that means they are anticipating a strong condo market and a slow down in rental. thoughts?

I wish SOAR had enough pull to make them use real materials, I'd like this design if it were real limestone or some other stone. I love the narrowness...

me too. i hadn't fully appreciated how slender those east and west facades are going to be before Bvic posted those elevations.

^^ It makes no difference what the materials are. Put it this way, if you're 500 meters from the tower, but with a good view of it - you're not going to be able to tell if it's limestone or precast. However, it's sure as shit still going to like, er.....shit.......it's just bad form........
