Ya know, I appreciate the historical character of old inner-city hospitals, but I hate how they're a hodgepodge of buildings. I really wished they were more carefully planned like college campuses.

I've never understood this either. It's like they take absolutely no consideration into site planning and throw up whatever suits their needs whenever and wherever. A lot of suburban hospitals are like that too, and the ones that aren't I suspect are just too new to have had many additions yet. It seems like hospitals would want easy navigation of their campuses to be a priority, but apparently not.

Modern healthcare architecture is a relatively new profession (1950's), but it really comes down to project budgets, timelines and client personalities. Tight urban sites and lack of masterplans drive short-sighted decision-making. Henry Ford made a nod to their historic buildings with their new cancer center. Here’s a recent shot of the seemingly never ending series of renovations to the Woman’s Club Building. Granted the first were more about maintaining the buildings good appearance and working out any structural issues priming it for tenants is what I’m guessing looking back.

Detroit Woman’s Club Building


It wouldn’t surprise me if Olympia Eddystone slow roll reno on the WC breaking it down into a few phases in attempt to maximize profits by brining the building fully online at just the right time. It’s been a bit of a mystery to me or maybe there have been failed conversions I’m not privy to?

Is it just me or is this the 3rd renovation (phase?) this building has undergone?

Ford is planning a 3rd office building for the MCS campus...

Ford Motor Co. is planning to construct a new office building west of Michigan Central Station that will add more density to the mobility tech hub in Detroit that the automaker is developing.

The building will give Ford three office buildings along with a 1,250-vehicle parking deck under construction within a campus on the west end of the Corktown neighborhood, said Rich Bardelli, Ford's construction manager for the Michigan Central Station project.

Ford will build the third office building on vacant land across Vernor Highway from the train station that is currently being used as a parking lot for construction workers, Bardelli said. The land was part of Ford's $90 million purchase of the long-vacant train station from the Moroun family in 2018.

Piety Hill apartment building to be rehabbed for affordable housing

Today the city announced another renovation of an old apartment building for affordable housing, plus a major investment in the program. The renovation of the Weber Apartments in Piety Hill, just north of New Center, will be completed in late summer.

The 1927 building has 44 apartments total. Six apartments will be rented to those making at or below 50 percent Area Median Income, while the rest will be at or below 80 percent. One-bedrooms will run between $750 and $1,200 per month.

Hazelwood Partners LLC is leading the $4.4 million project, with a $2.9 million loan through the Detroit Housing for the Future Fund (DHFF).


New resource hub to help homeowners in Jefferson-Chalmers

Owning a home in Detroit comes with its own set of challenges. Next month, a new resource will open in Jefferson-Chalmers to help residents navigate these issues. The old Kresge building at Jefferson and Lakewood has been redeveloped and will serve as a resource hub with services to help homeowners with a variety of needs.

According to a press release, services will include home repair loans, housing counseling services, grants and resources; energy efficiency and utility assistance program implementation; weatherization readiness and rooftop funds; credit repair and recovery; financial education; public wifi and computer access; and Detroit Homeowners Property Exemption application support.

The effort was led by Jefferson East Inc. and supported by the Kresge Foundation, Bank of America, Invest Detroit, and more. It's also part of the Strategic Neighborhood Fund, a targeted effort to improve neighborhoods across the city.

Corned beef titan Grobbel plans grocery store, deli in Eastern Market

Local nonprofit rehabbing Detroit duplex to help survivors of human trafficking

Multi-platinum producer Che Pope launches WRKSHP for emerging artists in Detroit

The Multi-Platinum Producer, Che Pope, has worked with many heavy hitters, including Kanye, Jay Z, and The Weeknd. Pope says this initiative will help emerging artists and bring transparency to an outdated system designed to take advantage of artists.

SteelHaus received its final 3 containers yesterday. Next they plan to tap into utilities, pour the ground floor concrete and install walls.

Renovation of the Lee Plaza moves forward:

Detroit's historic Lee Plaza gets $7M in pandemic relief dollars for senior housing

Detroit City Council on Tuesday approved a resolution to use federal pandemic recovery dollars to help fund a project to turn a long vacant high-rise — the Lee Plaza on West Grand Boulevard — into senior housing.

The city's housing and revitalization department requested approval to spend $7 million in American Rescue Plan Act dollars to address a funding gap to renovate the 15-story historic tower where 117 units are slated to be set aside as housing for income-eligible residents.

The initial phase of the roughly $60 million project led by Detroit-based developers Roxbury Group and Ethos Development Partners will include housing for seniors. An individual would have to make $28,000 or less to qualify.

The construction is expected to begin next year and wrap up in 2024.

The building is about 38,000 square feet at Library Street and East Grand River Avenue; Gilbert bought it in early 2015 for an estimated $2.7 million.

Well this is pretty exciting. A milestone for downtown. More big name luxury brands are likely to follow, I knew it was only a matter of time.

Ex-Catholic school in Detroit gets $7.2M renovation, transformed into affordable housing

A $7.2 million renovation has turned a former Catholic school in Detroit's Banglatown neighborhood into housing.

City officials and developers marked the opening Monday of the Transfiguration Place Apartments, where the 19 units are for individuals making $28,000 or less, and who will not pay more than 30% of their income on rent and utilities.

The 21,500-square-foot building at 13300 Syracuse near East McNichols includes 17 one-bedroom apartments and two two-bedroom units. Built in 1926, the former school also served as a church until 1950. It's been vacant since 2014. It is the only surviving part of a complex added to the National Register of Historic Places in 2019.

"No longer an educational fixture in the community, Transfiguration is an adaptive reuse at its best. Its scale fits the surrounding landscape, and its use as housing for families fits well in the neighborhood," said Sandra Henriquez, CEO of the Detroit Housing Commission during the Monday ribbon cutting. "Much as the former school was an anchor in this community, this housing can now serve that same purpose."
