^^ Oh right, thanks. It seems like the NIMBYs are getting their way in that case though, hopefully the project doesn't get downsized

This tower is cool too BTW

Yeah, they can't cancel it outright at this point. There are two types of approvals that City Planning can do, one of them being a full ULURP process, which is about 7 months. A major difference between the two processes is that the City Council gets a say in the longer approval. That's where the local council member can try to sabotage any proposal, or twist it more to his or her liking. That's what all of these court battles have been about.

Imagine if the whole city had to go through ULURP...

Nothing would get done.

This was also part of the LES towers dealt a blow by the court.

Via the hack judge:

"“If this court were to endorse the city respondents’ interpretation, it would be rendering the language ‘by special permit or otherwise’ completely meaningless,” Engoron wrote in nullifying the project’s approvals."

247 Cherry thread has the full scoop.

Vomit inducing sentences below:

Quote:
“This is an amazing victory and it comes on the tails of victories across the city,” Tony Quey Lin, a plaintiff in the lawsuit who lives on the same block as the proposed towers, said in a statement. “The people are taking the city to court, and we are winning.”

This one might have good odds with the recent ruling.

Looks like this one will move forward. Lawsuits were dismissed.

" A state appeals court on Tuesday unanimously overturned two decisions, clearing the way for the projects to move forward. "

Two Bridges project opponents lose final appeal
State’s highest court declines to hear bid to stop four towers

May. 27, 2021
By Keith Larsen

Quote:
The lengthy legal battle to prevent the construction of four massive towers in Two Bridges has come to an end.

The New York Court of Appeals declined to hear cases from two community groups to stop new development projects planned for the Lower Manhattan neighborhood.
Quote:
A spokesperson for the developers said, “We appreciate the court’s review and look forward to delivering on those benefits.”

The community groups who brought the lawsuits claim they will keep fighting even though the court’s decision essentially ended any chance of stopping the projects in a courtroom.

“There’s not a single shovel in the ground,” the Lower East Side Organized Neighbors said in a statement. “It’s important for residents and supporters of our No Towers, No Compromise campaign to know that this is still not a done deal, and our fight against displacement is far from over.”

Trever Holland of Tenants United Fighting for the Lower East Side said, “Although we are incredibly disappointed by the court’s rejection of our request that they review the Appellate Division decision, we will continue to pursue all options to stop these towers.”

Starrett Development files plans for 1,021-unit tower in Two Bridges

July 30, 2021

Quote:
Starrett Development, on July 28, filed a permit application for construction of a 1,021-unit, 848,729-square-foot building at 259 Clinton Street in the Two Bridges area of the Lower East Side of Manhattan. Joshua Siegel filed the plans.

The plans have been highly anticipated for years, with the developer maneuvering through a series of obstacles to get to this point. Last summer a court ruled that the project met zoning regulations for the area and would be able to move forward without City Council approval. The ruling reversed a lower court’s decision which had previously stopped the project from progressing.

The plans call for the construction of a 710-foot-tall, 62-story building and were filed with the New York City Department of Buildings under job number M00522293. the development site spans two tax lots.

The project is described in the filing as: New 62-story NB (HPD project).

According to the plan, the ground floor will have retail space, a residential lobby, library, and mail room. The second floor will have a gym, fitness center, health club, and office. The third floor will be used for storage. The fourth floor will have amenity space. Floors five through 14 will each have 11 dwelling units per floor, floors 15 through 59 will each have 12 dwelling units per floor.

Another huge Two Bridges project is for sale

BY RICH BOCKMANN
NOV 23, 2021

Quote:
The Starrett Corporation is looking to sell the development site for its planned 700-foot-tall project for around $100 million, a source with knowledge of the company’s plans told The Real Deal.

The offering comes after news that another group — a joint venture between CIM Group and L+M Development Partners — reached an agreement to sell its development site next door for just shy of that amount.

A representative for the Starrett Corporation did not respond to a request for comment.

The company is offering up its development site at 259 Clinton Street, which can be built into a 61-story tower with up to 765 apartments.

At 718 feet tall, the skyscraper will have views of Manhattan, Brooklyn and Queens from one of the “last developable submarkets south of 96th Street,” according to materials from Eastdil Secured, which is marketing the site.

Starrett has filed a building permit with the city and plans to have parts of the foundation in place by the spring to qualify for the 421-a tax break before the program expires June 15, according to the offering memo.

It would be even cooler if this were to be a 1,400’ tower.

any news at all for 247 cherry?

or any of this group?

edit -- found this filing news:

1. 259 Clinton Street, Manhattan

Starrett Corp. has revived a plan to build a 62-story residential tower on a lot that fronts Clinton and South streets in the Two Bridges neighborhood. The controversial project has been discussed on and off since 2016. Under the latest, $180 million plan, the 656,000-square-foot building would stand 710 feet tall and boast 1,021 units. The submission follows the New York Court of Appeals’ rejection of cases from two community groups fighting development in the Lower Manhattan neighborhood, including projects by JDS Development at 247 Cherry Street and by L+M Development and CIM Group at 260 South Street. Perkins Eastman is the architect of record for the Starrett Corp project.

Starrett’s 70-Story Tower Can Proceed with Foundation Work

Quote:
It’s a frenzy on the Lower East Side waterfront, where two developers are rushing to pour foundations, allegedly to take advantage of expiring 421a tax exemptions.

Last week, the Department of Buildings issued permits to the Chetrit Group for excavation and foundation activities related to their two-towered, 70-story behemoth at 265 South Street.

Days later, on Thursday, the Starrett Corp. obtained permits for foundation activities beneath its super-tall just down the block at 259 Clinton Street.

As previously reported, this proposed development will pierce the sky at 710 feet, and boast 1,021 apartments (656k square-feet).

Activity at Starrett’s Waterfront Site, Future 70-Story Development

Quote:
Here we go.

The first signs of future foundation activity are now visible near the corner of Clinton and South Streets. It is here that the third of four super-tall skyscraper developments will rise in the coming years.

As previously reported, Starrett Corp. obtained permits two weeks ago for foundation activities beneath for its seventy-story behemoth at 259 Clinton Street. Shortly thereafter, the reinforcements arrived onsite – excavators, pile drivers, trucks.

The proposed waterfront development will pierce the sky at 710 feet, and boast 1,021 apartments (656k square-feet). Anticipated completion date is the first quarter of 2026, according to the Department of Buildings signage onsite.

The developer filed foundation plans ahead of approvals for the broader project. This apparent piecemeal approach is, according to neighbors in opposition of the towers, a tactic to capitalize on the 421a tax exemption set to expire June 15.

It’s also worth noting that Starrett listed the property for sale last fall for a whopping $100 million.

Barnett doubling down in Two Bridges

BY RICH BOCKMANN
SEP 16, 2022

Quote:
The Extell Development chief is buying a Two Bridges development site next to his One Manhattan Square condo tower for a price approaching $100 million, sources said.

Barnett is in contract to buy the Starrett Corporation’s site at 259 Clinton Street, which can be developed into a 61-story tower with up to 765 apartments. The Real Deal previously reported that Starrett filed plans to put a foundation in place by the spring so the site would qualify for the 421-a tax break, which expired in June.

Barnett started the trend of developing mega-towers along the East River waterfront north of the Manhattan Bridge with his One Manhattan Square condo at 225 Cherry Street.

I'm hoping we see some quicker action on all these LES towers.
