Anyone have any info on the actual plans after the Wendy's at 11th and Walnut is demo'd? Midrise? How many stories? Retail?

I dont think anything was said beyond the site will be cleared for development

The plot is not really that big. I'm hoping for quality midrise. And if they can't pull it off alone, I hope they partner with someone.

The multi-story Starbucks at 19th and Chestnut has closed permanently. And seemingly very suddenly. I wonder if this could mean redevelopment of that building. It’s a reasonably wide plot that could accommodate a solid midsize or overbuild.

The site is going to be larger than people think. A demo permit got pulled by the same contractor for 1105 Walnut. I predict someone will call it "handsome" when its getting taken down.

Adding in 1105 (which I agree is a handsome building) wouldn't be adding too much more space, unless some of the buildings on 11th (NYPD pizza etc) are also getting demoed, effectively squaring off the lot, then I could see a decent size building going up. I still hope that doesn't happen as those 4 story buildings are quite nice.

It's not a lot more sf but since it reaches back quite a ways it helps them for the open space requirement IF they are building 5 stories or less, which is what a developer who doesn't want to get into expensive construction would do-- when it comes to a retail developer delving into residential, that's what I expect. The NYPD guys own both of the buildings to the north and I don't see them selling-- they've put a lot of work into both buildings in the last few years.

In other news, the small 5-year-old retail building at 40th and Sansom just sold for $6.1 Million to the developer of the Dalian on the Park. There's no way the rents in those spaces justify that price so expect to hear something soon about that one.

Why would we need a 4 story Wendy's? The W hotel has earmarked 5 stories of the building for a Wendy's, and that is pretty close to this location. The existing Wendy's on Chestnut is turning into a safe injection clinic.
