They've started demo on the building on the site directly behind Alibi (not sure if it's one building).

Based on permit status, 859 Spring Street is probably a couple of months away (at least) from being ready to break ground.

I’m standing out front on Peachtree Place right now and the two buildings that were to the left of Alibi are gone, but Alibi is still there. I wonder when that’s slated for demo, too.

I don't like the balconies. I think that they should be inset. They look so cheap sticking out like that.

Some aspects have improved and some regressed. The parking deck treatment is much better overall with the whole thing feeling more like windows all around. Initially it had what looked to be the same shitty treatment Portman put on his latest tower. (the contrast with the 1st phase and 2nd phase of Portman's towers is stark with the deck treatment). They did simplify the overall window design for the main tower which sucks as it had a stronger industrial vibe before the changes.

Agreed, in addition to the removal of the angled windows... probably the largest difference vs. the earlier design is that there's less undulation in the facade. This is often an easy cost cutting measure as dimension means more materials+labor=more cost. It's disguised well in the dusk rendering.

It's the difference between your building looking cheap & flat like Icon Midtown or having some dimensional interest like say One Atlantic Center. That being said, I have confidence this will turn out quite nice. The look is unique and a nice departure from the cookie cutter towers that have been dotting midtown as of late.

Yes, I like how they have struck a fine balance of blending the parking deck floors with a similar "look & feel" of the residential floors above. I think it's a more subtle and refined approach.

I think drawing attention to your parking deck floors - as seen on Portman's most recent project and the Midtown Union development - may prove to be a less appealing approach in the long run.

I believe more subtle parking deck treatments will be the movement going forward as seen by the newest proposal for 811 Peachtree.

It's more when they tweak the design to fit into the actual budget, not a smaller one. The vast majority of the renders we see publicly at the start of the project are just high level concepts. The programing of the building hasn't been completed yet and there's not enough of a schematic package to even send to contractors for bidding and pricing. Architects can dream all day long and design the most attractive things ever, but if it's can't be engineered, constructed, or financed, it'll never get built.

I've worked on projects where the interior architects had these really cool design elements with sharp edges, but the contractors nixed them because they weren't constructable. A lot of what we see is from architects who have never actually designed something that's been built. They're concept architects, that's all.

With VE, we need to take the concept design and get it inline with our budget. This includes tweaking the interior layout. It looks like the original design had penthouse units up top, or large amenity space. Either way, as they were doing the schematic designs the programing /unit mix changed and they opted for a more standard layout on the top two floors.

Some of the other elements were nixed because of construction costs and the limited impact of that reduction.

Bottom line, the early renderings that are publicly shown are never going to be built because they aren't final designs just concepts.
